Frontage, bulkhead, slip access, and condition explain all of it. For context, League City as a whole posted a $398,736 median sale price in the three months ending August 2026, essentially flat year over year at down 0.32 percent, with 36 median days on market (eight days faster than a year earlier), 513 homes sold (up 5.1 percent), and a 98.0 percent sale to list ratio. That citywide picture is a healthy, quick, well behaved market. Waterford Harbour is not that market. It is a thin, high dollar pocket sitting inside it, and applying citywide velocity to a $1.2 million canal home is how sellers end up chasing the price down.

The Kemah Address, League City Tax Line Problem

Homes in Waterford Harbour publish a Kemah, TX 77565 address, and the Villas section is taxed with a City of League City line alongside Galveston County and Clear Creek ISD. Buyers relocating in from out of state assume address equals city equals tax jurisdiction, and it does not. Schools follow Clear Creek ISD, with Lavace Stewart Elementary, Bayside Intermediate, and Clear Falls High serving the area.
