The factors most downsizers miss

Your school tax ceiling transfers as a percentage, not a dollar amount. Texas homeowners 65 and older keep a school tax ceiling, and when you move within Texas you carry the percentage with you. The Comptroller's example: if your ceiling is $100 on a home that would otherwise owe $400, you pay 25% of full tax, so a new home that would owe $1,000 gets a $250 ceiling. On top of that, school districts now exempt $140,000 of homestead value plus an additional $60,000 for owners 65 and older. File the new homestead and over-65 exemptions promptly after you move so the ceiling follows you.

The HOA is doing a lot of work, so read it. At $450 a month, the dues on 2026 listings cover common grounds, the building exterior, and insurance, up from $400 on listings from 2022 to 2024. Ask for the reserve study, the master policy's windstorm deductible, and the last three years of dues increases.

The city's Senior Citizen Program at the Activity Building on Morningside is free for Friendswood residents, runs weekdays from 9 to 3, and offers bus service with a day's notice. Stevenson Park has a half-mile rubberized walking trail and four pickleball courts.

Older townhomes still need a real inspection. The 1985 Skyview units and the 2000 Clearview units are different vintages. Check roof age against the HOA's replacement schedule and ask which systems are owner responsibility versus association responsibility.
