A five star rating tells you an agent was pleasant to work with. It does not tell you whether that agent knew Southern Trails carries a Brazoria County MUD line at 0.5000 percent, or that this Pearland address sends its children to Alvin ISD, not Pearland ISD. Reviews measure experience. Outcomes are measured in tax stacks, school zones, and whether your home sold in 20 days or 60. Here is what a highly reviewed agent should actually be able to tell you about Southern Trails before you hire one.

What "Highly Reviewed" Should Mean in a 523 Acre Master Plan

Southern Trails was developed across roughly 523 acres between 2005 and 2018, with close to 1,400 residences in the full master plan and 993 single family properties in the county record. It is an amenity heavy community: more than ten lakes with fountains, about 80 acres of parks and green space, a paved trail network, a resort pool complex with lap lanes and two kiddie pools, and an 8,000 square foot clubhouse with a fitness center. It sits near Highway 288, FM 518 (Broadway), and Magnolia Parkway.

What a review cannot tell youWhat it actually decidesThe question to ask instead
Whether the agent knows the ISDAlvin ISD, not Pearland ISD, despite the Pearland address"Which elementary is my address zoned to, York or Brothers?"
Whether they price by sectionThe record spans $387,000 to $650,000"Which comps did you exclude and why?"
Whether they understand the MUDBrazoria County MUD #34 adds 0.5000 percent"What is my full rate stack, line by line?"
Whether they have sold here recentlyOnly 9 homes sold in the last reported month"When did you last close inside this master plan?"
Whether they will still take your callThe transaction ends, the ownership does not"Who do I call in five years about my protest?"

The useful version of "highly reviewed" is an agent whose past clients can describe what the agent caught, not just how responsive they were. Ask for the story of a deal that nearly fell apart. The answer tells you more than a star average ever will.

Look at what those two columns are doing in opposite directions. Southern Trails prices are down 8.3 percent year over year while the city is essentially flat, and yet Southern Trails homes are selling eleven days faster than they did a year ago. That is a market where buyers have decided what the neighborhood is worth and are moving quickly at that number, and sellers who anchor to a 2024 price will sit. Nine sales in the reporting month also means a single unusual closing swings the median hard. Anyone quoting you the median without saying how many sales it rests on is quoting you noise.

The Factors Southern Trails Buyers and Sellers Miss

FactorThe detailWhy it costs money
School districtAlvin ISD: Glenn York or Shirley Dill Brothers Elementary, Dr. Ronald E. McNair Junior High, Shadow Creek HighBuyers relocating for "Pearland schools" often mean Pearland ISD and are surprised at contract
MUD lineBrazoria Co. MUD #34 at 0.5000 percentOn a $475,000 home that is roughly $2,375 a year on top of everything else
Full rate stackMUD 0.5000, Alvin ISD 1.1500, City of Pearland 0.6350, County 0.2626, Road and Bridge 0.0422, Alvin Community College 0.1565, Drainage District #4 0.1133Roughly 2.86 percent posted, which reshapes a buyer's qualifying budget
County lineBrazoria County, ZIP 77584Different appraisal district and protest calendar than Harris County Pearland addresses
Home size versus lotMedian 3,317 square feet on a median 8,895 square foot lotLarge homes on modest lots price differently than the same square footage elsewhere
Section variationGarden Estates and other sections have historically carried different assessmentsAssuming one HOA number across the master plan is a budgeting error

Do not publish or repeat an HOA dues figure you found on a listing site without confirming it with Southern Trails Residential Association directly. The commonly circulated numbers online date to the early 2010s and we do not treat them as current. Confirm the assessment in writing before the option period ends.

Tradeoffs Worth Weighing

OptionUpsideTrade-Off
Buy in Southern Trails nowPrices are down 8.3 percent year over year and the amenity package is among the strongest on the 288 corridor. You take on a 0.5000 percent MUD and a roughly 2.86 percent total rate stack from day one.
Buy a comparable home outside the MUDA materially lower monthly carrying cost for the same purchase price. You almost certainly give up the lakes, the trail system, and the 8,000 square foot clubhouse.
List now versus waitingHomes here are moving in 20 days, eleven days faster than a year ago, at 97.9 percent of list. You are selling into a neighborhood that is down 8.3 percent year over year, so the speed comes at the current number, not last year's.

Why The Mandie McMillan Team, Client for Life, Not "Best Agent"

Mandie McMillan has 26 years in this business and has spent all fifty years of her life in Galveston County and the greater Bay Area, born and raised in La Marque in 1976. She is a RE/MAX International Hall of Fame inductee and a repeat RE/MAX Chairman's Club and Platinum Club honoree, licensed since 2000, holding the SRS (Seller Representative Specialist) and CLHS (Certified Luxury Home Specialist) designations. She served as 2017 President of the Bay Area chapter of the Women's Council of Realtors and as 2018 Texas District Vice President, and the team ranks among the Top 250 RE/MAX teams in Texas.

The record is checkable rather than rated. In 2025 the team closed 75 sides and $22,127,458 in production volume with six producing agents, and Mandie personally closed 30 sides and $11,676,748. That works out to roughly 12.5 closed sides and about $3.7 million per agent. The practical translation for a Southern Trails seller is an experienced agent with room in their week for your file, backed by our Rising Tide roster, instead of a handoff to whoever is free.

We call it Client for Life because we would rather be the advisor you call about your appraisal protest in 2031 than the name on one closing statement, in the same tier as your doctor, lawyer, or CPA.

If you are buying or selling in Southern Trails, Silverlake, Silvercreek, or anywhere along the Pearland 288 corridor, contact The Mandie McMillan Team at RE/MAX Coastal. Send us your address and we will confirm your zoned elementary, your full rate stack line by line, and what your section is genuinely worth this month.
