If you are looking for the best land and acreage realtor in Santa Fe, TX, start with a neighborhood most Houston buyers have never heard of: Thamans 1st Sub, in the old Alta Loma part of town. HAR puts its median lot at 79,551 square feet, about 1.83 acres, which makes it true acreage rather than a "big lot" wearing an acreage label. That difference decides everything that follows: septic, water, drainage, taxes, and whether your horse trailer fits. An acreage buyer needs an agent who reads land first and house second.

What "best" means when you are buying acreage

Most home searches start with bedrooms. Acreage searches should start with dirt, water, and paper. In Thamans 1st Sub, one street can hold a 1966 farmhouse on well and septic next to a newer home on public water and sewer, and a commercial frontage tract a few hundred feet away.

Decision factorWhy it matters in Thamans 1st SubWhat a land-savvy agent checks
UtilitiesListings show both well and septic and public water and sewerSeptic permit history with the Galveston County Health District, well report, water meter status
Taxing unitsSome parcels also pay WCID No. 8Pulls the actual tax statement, not the listing estimate
ZoningThe City of Santa Fe has zoning, unlike much of rural TexasConfirms the district and use rules for your plans
DrainageGalveston County Drainage District No. 1 maintains the large ditches hereLooks at ditch access, easements, and any recent permit issues
Road frontageFM 1764 and FM 646 frontage prices like commercial landSeparates frontage value from interior residential value

Ask for the septic permit number on day one. A system with no record at the Health District is a question you want answered in the option period, not at closing.

The Thamans 1st Sub landscape right now

Thamans 1st Sub runs along FM 1764, FM 646 North, Avenue L, 2nd Street, 4th Street, and Broken Arrow Road. Some addresses carry a Dickinson 77539 mailing address yet sit in Santa Fe ISD, which is the first of several details that trip up out-of-area buyers. Here is the verified picture.

0 FM 17641.07$390,000 (about $364,000 per acre)Frontage land, water meter not yet installed

Asking prices as of September 22, 2026. The takeaway: an acre on FM 1764 frontage and an acre behind a house on Avenue L are different assets. Do not let a frontage comp set the price of an interior homesite, or the other way around.

The factors most acreage buyers miss

The ag rollback is three years now, not five. If a tract carries a 1-d-1 agricultural valuation and you change its use, Texas recaptures the tax difference for the three prior years. House Bill 3833 cut that from five years plus interest and dropped the interest charge, effective June 15, 2021. Budget for it before you build, and get the appraisal district's number in writing.

Your tax rate depends on which side of a line you sit. Inside the city without WCID No. 8, the 2025 stack is about 2.07% (Santa Fe ISD, Galveston County, road and flood, City of Santa Fe, College of the Mainland, ESD No. 1, and Drainage District No. 1). Add WCID No. 8 and it climbs to about 2.35%.

Example on a $450,000 acreage homeAnnual estimate
About 2.07%, no exemption$9,335
With the $140,000 school homestead exemption$7,793
Same, on a parcel that also pays WCID No. 8$9,053

Estimates use 2025 Galveston CAD rates and exclude other local exemptions, so treat them as a starting point.

Mobile homes and lot splits are city decisions. A third-party copy of Santa Fe's zoning code says no additional mobile homes may locate in the city and sets a half-acre minimum for agricultural-residential lots without utilities. Confirm both against the official code before you plan a guest house or a split for family.

Flood risk is parcel by parcel. One Thamans 1st parcel on FM 1764 sits in Zone X but within 250 feet of mapped flood zones, and the city drains through Highland and Halls Bayous. Pull the elevation certificate or order one, and look at where the water goes in a heavy rain, not just the map color.

Tradeoffs worth weighing

OptionUpsideTrade-Off
Interior acreage off Avenue L or 2nd StreetRoom for horses, a shop, and privacy, with Santa Fe ISD schools and no HOA noted on current listingsWell and septic upkeep, and older homes that need a closer look
FM 1764 or FM 646 frontageVisibility and flexibility for a home business where zoning allowsCommercial-style pricing per acre and more road noise
A large-lot subdivision closer to I-45Public utilities and a newer houseOften a third of an acre or less, which is not the life most acreage buyers are shopping for

Why the Mandie McMillan Team, and why "Client for Life" beats "best agent"

Mandie McMillan was born and raised in La Marque in 1976 and has spent 50 years in Galveston County, including 18 years in her League City home. She knows Santa Fe as the country side of the county, where land, water, and drainage questions matter more than paint colors. She holds the Seller Representative Specialist and Certified Luxury Home Specialist designations, is a RE/MAX International Hall of Fame inductee, and is a repeat RE/MAX Chairman's Club and Platinum Club honoree with 26 years in the business. She also served as 2018 Texas District Vice President of the Women's Council of Realtors.

In 2025 the team closed 75 sides and $22,127,458 in volume, with Mandie personally closing 30 sides and $11,676,748. With just 6 producing agents, that is about 12.5 sides and $3.7 million per agent, so your land deal is handled by someone who knows the file, not a rotating cast.

We do not disappear at closing. As your lifelong advisor, we are the call you make about the barn permit, the protest of your first appraisal, and the day you decide to sell off two acres. Ready to walk some land in Santa Fe? Contact The Mandie McMillan Team at RE/MAX Coastal today.
