El Lago is roughly 900 single-family homes on about two thirds of a square mile, bounded on two sides by water, and it has produced more astronauts per block than almost any neighborhood in America. Neil Armstrong bought a new house on Woodland Drive here in 1964 and lived in it through Gemini and Apollo. Charming history, but it is not why the luxury tier behaves the way it does. El Lago's high end is thin, lightly traded, and priced off individual waterfront parcels rather than a subdivision median. Hiring the best realtor for luxury homes in El Lago is mostly about hiring someone who understands what a median cannot tell you here.

Best for what? El Lago's luxury tier is a parcel story, not a subdivision story

The active listing spread in El Lago Estates alone currently runs from about $290,000 to $2,790,000. Nothing about a neighborhood average survives a range like that. Here is what actually separates the tiers.

Price the land and the water access first and treat the house as the variable. The city's top sale in recent memory, 401 Lakeshore Drive, was a 13,638 square foot home on 5.59 acres with a boat house, boat lift, private ramp, slip and full bulkhead. Listed at $7,900,000, it closed in October 2024 in the $5,081,001 to $5,864,000 range. That is not a comp for anything. It is a reminder that this market prices parcels.

The four neighborhoods, by the numbers

El Lago's own city government describes its housing as three subdivisions: El Lago, El Lago Estates and Taylorcrest. A small enclave, Lake Vista Estates, sits at the top of the range. Note that HAR files some of these under a Seabrook postal city because the ZIP is 77586 and mail routes through the Seabrook post office. They are still El Lago.

Figures are HAR subdivision records retrieved September 2026. Read the range column, not the median. El Lago Estates carries the widest spread in the city, which is exactly what a neighborhood with a few waterfront parcels and a lot of well-kept 1968 ranch houses looks like in a database.

Redfin put El Lago's median sale price at $321,737 in August 2026, up 15.9 percent year over year, while Seabrook overall sat at $351,788, down 6.2 percent, with 56 days on market. Houston-area single-family homes ran a $330,000 median, 54 days on market and 5.3 months of inventory that same month. El Lago publishes no reliable city-level days-on-market figure, and with a handful of sales a month it should not. When a city this small posts a 15.9 percent gain, one waterfront closing did most of the work.

The factors most luxury buyers in El Lago miss

The county line is a real thing. El Lago is Harris County, under the Harris Central Appraisal District. League City, Kemah, Dickinson and Clear Lake Shores are Galveston County and answer to Galveston Central Appraisal District. Different notice dates, different protest calendar, different review board. Move nine minutes down the road from League City and you change tax authorities.

Windstorm probably works differently than you expect. The Texas Windstorm Insurance Association catastrophe area covers 14 first-tier coastal counties plus only the portion of Harris County east of Highway 146. El Lago sits west of 146, which generally means wind stays on a standard homeowner policy rather than a separate TWIA one. That boundary is a line on a map, not a city limit, so confirm eligibility for your exact address.

The flood picture is unusually well documented. The city's repetitive loss analysis reports 901 active NFIP policies carrying $253.34 million in coverage, roughly 65 percent of them in X zones, meaning outside the 100-year floodplain. The effective flood map dates to January 6, 2017, and El Lago joined the Community Rating System in 2022 at Class 7, earning residents a 15 percent NFIP discount. Southern areas near the water include AE and VE zones. Pull the determination for the parcel, then ask for the elevation certificate.

Sailboat owners need the number 73. Clear Lake reaches Galveston Bay through Clear Creek, past Seabrook to the north and Kemah to the south, and the fixed bridge about three tenths of a mile inside the entrance carries a published vertical clearance of 73 feet. That is the governing air draft for anything leaving under a mast. Slip capacity nearby is deep: Watergate Yachting Center runs about 800 slips, South Shore Harbour Marina about 855, and Lakewood Yacht Club, founded in 1955, more than 250 covered power slips plus 200-plus open.

Taxes, schools and the everyday case

The city adopted $0.456610 per $100 for its FY26 budget, Clear Creek ISD levies $0.9690, and Harris County's stack of general, flood control, hospital, education and port levies adds roughly $0.63. Ownwell put El Lago's median effective rate at 1.83 percent in April 2026, against a Texas median of 1.48 percent, with a median annual bill of $4,719.

Clear Creek ISD serves the city through Ed H White Elementary, named for the first American to walk in space and located in El Lago itself, then Seabrook Intermediate and Clear Falls High School in League City. White and Seabrook both carried B ratings in the 2024-25 TEA cycle, and Clear Falls is rated A.

The rest is the part people fall for: Armstrong Park, McNair Memorial Park and Witty Memorial Park, a Christmas Eve luminaria tradition traced back to Apollo 8 and still running, a city newsletter called La Ventana Del Lago, Johnson Space Center straight down NASA Parkway and the Kemah Boardwalk about seven miles out.
