The association carries a pool, tennis courts and a boat ramp, and charges a $225 resale certificate and a $200 transfer fee at closing. Those two line items are small, but they are ordered by the seller and they run on the association's clock, so start them the week you list.
Here is the part that shapes your whole plan: of the eleven homes listed in Lake Cove right now, none is single story, none is a patio home, and none is attached. That is not a shortage this month. That is the product Lake Cove was built to be. Anyone who tells you that you can downsize within your own subdivision has not looked.
The Seabrook inversion nobody warns downsizers about
The standard downsizing pitch is that you sell the big house, buy something smaller and simpler, and pocket the difference. In Seabrook, the smaller and simpler option costs more.

Attached product in Seabrook prices roughly 21 percent above detached by median, and it sits on the market nearly twice as long. That inversion holds elsewhere on the coast too, and it exists for a reason: waterfront condos and townhomes here are buying you the view, the marina proximity and the exterior maintenance, and buyers pay for all three. It also means that if you sell first and then shop, your buying window may take longer than your selling window did. Build that into the sequencing, not into the regret.
Where the actual downsizer inventory is
There is no age restricted 55+ community in Seabrook. There is none in El Lago, Taylor Lake Village, Kemah or the Clear Lake area either. If a true 55+ neighborhood is what you want, the nearest options are The Village at Tuscan Lakes in League City, and then Bellavita at Green Tee and CountryPlace in Pearland. Say that plainly, because a lot of local marketing implies otherwise, and one Seabrook senior living community is a rental independent living campus, not a neighborhood you buy into.

Notice that the only genuinely low maintenance new construction option in Seabrook proper prices well below what your Lake Cove home is likely worth. That gap is the actual downsizing dividend, and it is bigger than most sellers here expect once they stop assuming a waterfront condo is the only alternative.
The three financial details that move real money
Your school tax ceiling transfers as a percentage, not a dollar amount. If you are 65 or older, the ceiling on your school taxes does not simply follow you. You request a tax ceiling certificate from the appraisal district that holds your current home, and what transfers is the percentage of the school tax you were paying. If your ceiling represented 25 percent of what the taxes would otherwise have been, the new home is capped at 25 percent of its own school tax bill. Get the certificate before you close on the new house, not after.
The 2025 exemptions changed the math for anyone over 65. Texas voters approved two amendments on November 4, 2025, both retroactive to the 2025 tax year. The general school district homestead exemption rose from $100,000 to $140,000, and the additional school exemption for homeowners 65 or older or disabled rose from $10,000 to $60,000. Combined, that shields $200,000 of value from school district taxes. On a smaller home, that exemption covers a much larger share of the value, which is a quieter part of the downsizing benefit than the price difference.
Windstorm eligibility in Seabrook depends on which side of Highway 146 you land on. TWIA covers the fourteen first tier coastal counties plus the portion of Harris County east of Highway 146. Highway 146 runs straight through Seabrook. Two homes a mile apart can sit on opposite sides of that line with different insurance paths. Living here after the move
Most Lake Cove downsizers stay in Seabrook because the daily life is already right. Pine Gully Park is 52 acres on Galveston Bay with a fishing pier and restored salt marsh, and it connects into the Seabrook Trail System that links most of the city's parks, free to residents. Old Seabrook's waterfront district and the Kemah Boardwalk with its 400 slip marina are a short drive. Houston Methodist Clear Lake Hospital sits directly across from Johnson Space Center, which matters more at 70 than at 45. And the $214 million Highway 146 project widened the corridor from six to twelve lanes, with the expressway bridge opening in early 2024, improving the commute and the evacuation route both.
For families still in the district, Lake Cove is zoned to Bay Elementary, Seabrook Intermediate and Clear Falls High School in Clear Creek ISD, rated B with a score of 88 for 2024-25.
