Lago Mar is a 2,033 acre master plan, not the 3,500 acres that gets repeated online. Its centerpiece is a 12 acre Crystal Lagoon that opened in 2020 and is the largest in the country by length, anchoring a 100 acre entertainment district with white sand beaches, a beach club, resort pools and trails. Around 4,500 homes are planned at build out, and roughly fourteen builders are currently active across the community. Tanger Outlets sits just outside the entrance.

Two things follow from that scale. First, your resale competition for the next several years is a builder with a sales office, not the neighbor down the street. Second, amenity fees are stacked. Lago Mar's published assessments include an annual HOA assessment plus a separate Crystal Lagoon beach club fee and, in gated sections, a maintenance fee on top. Lago Mar is zoned to Dickinson ISD. Not Texas City ISD, even though the address says Texas City. This trips people up constantly, and third party sites make it worse by listing every school within a few miles as though proximity were zoning. For Beacon Point specifically, both builders publish Hughes Road Elementary, Barber Middle School, a Dickinson junior high, and Dickinson High School.
