Pull comps from the wrong record and you are off by roughly $90,000 on median value and nine dollars a foot. If your agent's CMA leans on "Riverstone Ranch" without specifying which one, send it back.
There is a second number in that table worth staring at. In the Clear Creek section, homes are selling at $167.23 per square foot while the appraisal district values them at $154.95. Riverstone Ranch is zoned to Pasadena ISD. Not Pearland ISD. Individual MLS listing pages in this neighborhood routinely display "Pearland ISD" in the district field while simultaneously naming South Belt Elementary, Melillo Middle and Dobie High, all of which are Pasadena ISD campuses. It is a data entry error that has been propagating for years, and buyers who catch it late feel misled.

Note the grade bands. Pasadena ISD calls grades 5 and 6 "middle school" and grades 7 and 8 "intermediate," which is the reverse of most Houston area districts. Riverstone Ranch sits on the east side of the Pearland area, south of Beltway 8 and east of the Gulf Freeway. Do not let anyone write that residents hop on SH 288. That corridor serves west Pearland. From Hughes and Blackhawk the real corridors are Beltway 8, I-45 and SH 35, with the Texas Medical Center, the Galleria and downtown all in the twenty to thirty minute range and Johnson Space Center roughly nine miles away. South Belt Elementary and Dobie High are literally on neighborhood streets.
