Bacliff is the last genuinely affordable place on the west shore of Galveston Bay, and that is exactly why first-time buyers get hurt here. The town started life in 1910 as a bayside resort called Clifton-by-the-Sea, and when the post office finally arrived in 1948 the locals' choice of "Bay Cliff" came back misspelled on the paperwork as Bacliff. The name stuck. So did a habit of things not being quite what the label says. Homes.com, measuring closed sales on a trailing twelve-month basis, shows a median closed price of $213,000 and a median list of $244,900. Both can be true. One measures what is on the market today, the other what actually changed hands across a year heavy on entry-level stock. Anchor on either alone and you will misread every offer you write.
The pace is the clearer signal. Galveston County median days on market hit 74 in August 2026 (FRED series MEDDAYONMAR48167), up from 58 in April, 64 in May, 68 in June and 72 in July. Five straight months of lengthening is a buyer's market forming in slow motion, and it changes what you should be asking for.
The subdivision detail is where it gets useful. These are median appraised values from the HAR neighborhood record, not sale prices.

Edgewater Park is the story for most first-time buyers: it is the newest stock in town by a wide margin, which usually means a roof young enough to insure without an argument. Bacliff Villas is the true entry point, and at a 1973 average build you should assume the roof, the windows and the electrical panel are all part of the negotiation.
What first-time buyers in Bacliff consistently get wrong
Two things, and both cost real money.
The first is the school district. Bacliff is split. The southern portion is Dickinson ISD, feeding Kenneth E. Little Elementary at 622 Oklahoma Street. The northern portion is Clear Creek ISD, feeding LaVace Stewart Elementary, Bayside Intermediate and Clear Falls High. Two houses a few blocks apart can sit in different districts, with different feeder patterns and different tax rates. Nobody's listing sheet reliably tells you which one you are buying into.
The second is the tax myth. Bacliff is unincorporated, so there is no city property tax, and buyers hear that and assume they are saving money. Run the arithmetic on the 2025 Galveston CAD rate roll and it does not hold up.

Component rates are from the Galveston CAD 2025 rate sheet; the combined figures are our own addition of those components and exclude any drainage district that may apply to a given parcel. The reason the "no city tax" savings vanish is Bacliff MUD at $0.28 per $100, which nearly replaces the city rate you avoided, combined with Dickinson ISD at $1.142 against Clear Creek ISD at $0.969. On a $290,000 home, crossing that internal Bacliff school line is worth about $500 a year, every year you own it. The honest version of the unincorporated advantage is Bacliff against the City of Dickinson, same school district, roughly nine cents per hundred lower.
Insurance is the third trap, and it is procedural rather than mathematical. Galveston County sits inside the TWIA designated catastrophe area, and TWIA requires the structure to be certified to code: WPI-8 or WPI-8-E from the Texas Department of Insurance, or WPI-8-C from TWIA, covering new construction, alterations, additions and repairs including re-roofs, a requirement in law since January 1, 1988. On a 1960s or 1970s Bacliff house with an undocumented re-roof, a missing WPI-8 is not paperwork. It is a financing problem discovered three days before closing.
