In Santa Fe that picture has a name, and it is Alta Loma Outlots: 2,121 homes on a median lot of 58,501 square feet, which is 1.34 acres. That is not a large suburban lot. That is land, and buying land is a different transaction than buying a house.

Put that beside the city. Santa Fe's median sale price was $334,349 in August 2026, down 3.2% year over year, with a median 37 days on market, 59 homes sold, a 97.2% sale-to-list ratio, and $184 per square foot. Galveston County's median days on market was 74 in August 2026.

The number that should stop you is the value range: $102,000 to $479,000. That is nearly a five-times spread inside one subdivision name. In a normal platted neighborhood that would be a data error. Older frame houses on an acre and a half sit a quarter mile from renovated or rebuilt homes on comparable land, and the appraisal district values the dirt and the improvement as two separate things.

You are buying two assets, and only one is a house
