Glen Cove is a 197 home pocket of 1970s Kemah with oversized lots, Clear Creek ISD schools and a median market value of $288,230. One home was listed for sale in the most recent HAR snapshot. Nineteen sold. In a neighborhood that thin, a star rating tells you almost nothing, because the agent with 200 five star reviews probably earned every one of them somewhere else. Asking who the highest rated realtors in Glen Cove are is the right instinct and the wrong metric. Here is what to measure instead, and the real numbers you should be measuring against.

What a Rating Actually Proves, and What It Does Not

What you seeWhat it provesWhat to check instead
A high star averageClients were satisfied, somewhereHow many of those closings were in 77565 or Clear Creek ISD, and in the last 24 months
A large review countVolume, and often a large team funnelWho will actually run your file: the name on the sign, or the newest licensee
"Top producer" or "number one" claimsA ranking existsThe ranking's source, year and geography. Ask for it in writing
Award logosSomething was earned at some pointThe tier and the year. RE/MAX, for example, publishes club awards for the past ten years plus career awards
Zillow or Google reviews onlyThe agent asks for reviewsLicense status and complaint history at the Texas Real Estate Commission, which is free and takes a minute

The useful version of "highest rated" in a 197 home subdivision is narrower than any platform will show you. It is the agent who has priced a 1970s house on a 10,000 square foot lot in this ZIP, recently, and can tell you which half of that value is the dirt.

Figures reflect public market reporting for the periods shown and move month to month. Verify current conditions before pricing or offering.

Look at the per square foot column. Glen Cove's median sold price per square foot runs about 12 percent above Kemah's citywide figure while its median market value sits below it. That is not a contradiction, it is the signature of a land driven pocket: small 1970s houses, median 1,435 square feet, sitting on median lots of 10,287 square feet, which is more than twice what a new Kemah build gives you. Some Glen Cove properties carry lake access, views, or a private dock or boat slip. Buyers are paying for the lot and the water, then discovering the house was built in 1970.

An agent who prices Glen Cove off Kemah's citywide $172 per foot will underprice the dirt and overprice the structure at the same time. That is the single most common error in this neighborhood, and no review score predicts it.

The Factors Glen Cove Buyers and Sellers Miss

FactorWhy it changes the deal
The address says Kemah, the schools say Clear Creek ISD, and HAR lists the market area as League CityPer the HAR record for Glen Cove addresses, assignments run to Lavace Stewart Elementary, Bayside Intermediate and Clear Falls High School. Confirm your exact address, because the mismatch between mailing city and school zone is how buyers talk themselves out of the right house.
Galveston County, not HarrisDifferent appraisal district, different protest calendar, different taxing units from the Clear Lake addresses just up the road.
1970 median build yearOriginal cast iron or galvanized plumbing, aluminum wiring era panels, and pre 1978 lead paint disclosure all become inspection items. Budget for them in the offer, not after.
Water access is not uniform across the platsListings in the Glen Cove plats range from no water frontage to a private dock or boat slip. One dock comp applied to a non waterfront house is a mispriced listing.
One active listing against nineteen annual salesA roughly 0.6 month supply reads as a seller's market, but with 22 homes selling citywide in a month, a single competing listing can reset your pricing. Thin works both ways.
118 median days in Kemah, down from 244The market got dramatically faster year over year, but it is still nearly three times the League City pace. Price for the Kemah clock, not the League City one.

The guidance that matters most: ask any agent you interview to show you their last three closings inside Clear Creek ISD on pre 1985 housing stock. Not their rating, not their volume, those three files. An agent who cannot produce them is learning your neighborhood on your money.

Tradeoffs Worth Weighing

OptionUpsideTrade-Off
Hire the highest volume team in the regionDeep marketing budget, broad buyer reach, systems that rarely drop a deadline.Your Glen Cove file may be handled by whichever team member is free, not the person whose reviews convinced you.
Hire the agent with the most Glen Cove and 77565 closingsThe pricing of lot versus structure is already in their head, and so is the inspection list for 1970 construction.A smaller marketing footprint, which matters less in a pocket with roughly one active listing.
Price to the Kemah median and sell on the clockFewer days on market in a 118 day city, cleaner sale to list ratio. You leave the lot premium on the table, which in Glen Cove is the bulk of the value.
Price to the lot and waitCaptures the buyer who came for the land, the trees and the water access.Longer exposure, and in a thin pocket a second price reduction is visible to every agent watching.

Why The Mandie McMillan Team, Client for Life, Not "Best Agent"

Mandie McMillan was born and raised in La Marque in 1976, the center of Galveston County, and has lived in this area all 50 years of her life, the last 18 in her League City home. She has been licensed since 2000, 26 years in the business, and she has watched Kemah change from a fishing town into a Boardwalk destination with 1970s neighborhoods tucked behind it. Glen Cove is one of those neighborhoods. You cannot read that history off a rating page.

If you want verifiable credentials rather than star averages: Mandie is a RE/MAX International Hall of Fame inductee and a repeat RE/MAX Chairman's Club and Platinum Club honoree, the team ranks among the Top 250 RE/MAX teams in Texas, she holds the SRS and CLHS designations, she served as 2017 President of the Women's Council of Realtors Bay Area chapter and 2018 Texas District Vice President, and her license number is 479403, which you are welcome to look up.

The production behind it, from 2025: 75 closed sides and $22,127,458 in volume for the team, with Mandie personally closing 30 sides and $11,676,748. Across six producing agents that is roughly 12.5 sides and $3.7 million each. Depth over headcount, which is the whole point. Our Rising Tide roster gives your agent a bench behind them instead of competitors beside them, and Client for Life means we are the advisor you call in twelve years, in the same tier as your doctor, lawyer or CPA.

Other firms serve this market honestly and well, as Clear Lake waterfront specialists, relocation shops built around the NASA and medical center corridors, or franchise offices moving I-45 volume. Glen Cove is none of those things. It is a small, old, land heavy pocket in Galveston County that needs a local who has actually sold in it.

Call The Mandie McMillan Team at RE/MAX Coastal, and ask us the three closings question. We will answer it.
