Most people relocating to League City start the search at the top of the price band and work down until something fits. Clear Creek Village runs the other direction. It is a 278-home pocket of 1970s construction inside Clear Creek ISD, with a median market value of $322,835 against a citywide median sale price of $406,057. That gap is the whole story. If you are moving here for the schools and the NASA or Texas Medical Center commute, this is one of the few League City addresses where the district comes without the master-planned premium. The question is what you give up to get it.
Relocating is a timing problem before it is a house problem
Out-of-area buyers lose money on the calendar, not the contract. League City homes sold in a median of 41 days in September 2026, which sounds comfortable until you stack it against a corporate start date, a lease expiration, and a home sale in another state.
| Relocation factor | What it means in Clear Creek Village | Why it bites out-of-area buyers |
|---|---|---|
| Inventory depth | 9 active listings in a 278-home subdivision | Roughly 3 percent of homes available, so you cannot wait for a better one |
| Pace | League City median 41 days on market, September 2026 | A two-week house-hunting trip may see almost nothing new |
| Age of stock | Median year built 1976 | Inspection findings are the negotiation, not the price |
| Lot size | Median 10,797 square feet | Larger than most new-build League City sections |
| Price entry | Median market value $322,835 | Below the citywide $406,057 median sale price |
The practical move is to get your financing fully underwritten before you tour, not pre-qualified. In a 278-home subdivision with single-digit inventory, the seller is choosing between offers on certainty, and an out-of-state buyer with a conditional letter is the one who loses the coin flip.
What Clear Creek Village actually is
This is not a master-planned community and it does not pretend to be. There is no resort pool, no gated entry, no amenity center folded into a monthly assessment. What there is instead is mature tree canopy, 1970s lot sizes that modern builders do not replicate at this price, and a Clear Creek ISD assignment.
| Metric | Clear Creek Village | League City (citywide) |
|---|---|---|
| Median market value | $322,835 | n/a |
| Median sale price, September 2026 | n/a | $406,057 |
| Median square feet | 2,290 | n/a |

| Sale-to-list ratio, September 2026 | n/a | 97.9 percent |
| School district | Clear Creek ISD | Clear Creek ISD (most of the city) |
Note the spread between the appraised value per square foot ($136.41) and the sold price per square foot ($153.85). Buyers are paying about 13 percent above the appraisal district's number. That is a renovated-versus-original split inside the same subdivision, and it is the single most useful thing to understand before you write an offer here. Two houses on the same street, same floor plan, can be $60,000 apart on kitchens and windows alone.
One caution that matters more than any figure above: Clear Creek ISD is a large district and campus assignment is set by address, not by subdivision name. Verify the specific elementary, intermediate, and high school for the exact house, in writing, before you fall in love with it. Boundaries get redrawn, and a relocating family that assumed the zoning is the family that discovers the problem in August.
The relocation factors nobody puts in the listing
| Factor | What to check | Why it matters here |
|---|---|---|
| Commute corridor | I-45 and SH 3 access, plus FM 518 crosstown | NASA Johnson Space Center and the Clear Lake employers sit northeast; the Medical Center run is the long one |
| Flood history and elevation | Elevation certificate and prior claims, per address | 1970s construction predates current standards; this drives insurance, not just risk |
| Insurance stack | Windstorm, flood, and hazard quoted together | Galveston County coastal exposure means three policies, not one |
| Original systems | Panel, slab, sewer line, original aluminum branch wiring | Common in mid-1970s Texas builds and a real lender and insurer issue |
| Tree canopy | Root intrusion on sewer lines and slab proximity | The mature canopy is an asset and a maintenance line item |
| Renovation vintage | Permit history on prior remodels | Explains the gap between appraised and sold price per square foot |
Get the insurance quotes before the option period ends, not after. Relocating buyers routinely budget a Houston-suburb insurance number and then find that a Galveston County address with 1970s elevation changes the monthly payment enough to break the approval. That is a solvable problem in week one and an expensive one in week four.
The commute question deserves its own answer rather than a general one. Clear Creek Village sits in the older, eastern part of League City near the SH 3 spine, which puts the Clear Lake and NASA employment cluster within an ordinary suburban drive and the Texas Medical Center at the far end of I-45 at rush hour. Those are two very different daily lives, and the house that works for one does not automatically work for the other. If one spouse is headed north on I-45 every morning and the other is headed northeast toward Clear Lake, drive both routes at the hour you will actually drive them, on a weekday, before you commit. Relocating buyers almost always tour on a Saturday afternoon, which is the one time the corridor tells you nothing true about itself.
Tradeoffs: Clear Creek Village versus a newer League City section
| Option | Upside | Trade-Off |
|---|---|---|
| Clear Creek Village | Clear Creek ISD at a median market value of $322,835, 10,797 square foot median lots, mature trees, no master-planned amenity assessment | 1976 median build year, systems and roof at or past replacement age, only 9 active listings to choose from, renovation quality varies house to house |
| A newer master-planned section | Current construction standards, builder warranty, amenity package, predictable finishes | A citywide median sale price of $406,057 and up, smaller lots, higher carrying costs where MUD and assessment layers apply |
| Waiting for more inventory | More choice if you can time it | 41 day median market pace and a 97.9 percent sale-to-list ratio mean the good ones do not sit |
The local agent landscape, handled plainly
| Type of brokerage | What they tend to do well | What a relocating buyer should ask |
|---|---|---|
| National relocation networks | Corporate benefit coordination and referral logistics | Who is the actual local agent, and how many League City closings have they done |
| Large regional franchises | Broad inventory reach across Houston metro | Do they know Galveston County insurance and elevation, or just Harris County |
| Boutique local brokerages | Deep single-market knowledge | Bench depth when your agent is unavailable mid-transaction |
| iBuyer and discount models | Speed and a simple fee story | Who represents your interests in inspection and repair negotiation |

Why The Mandie McMillan Team, Client for Life and not just "best agent"
Mandie McMillan was born and raised in La Marque, in the center of Galveston County, and has lived in her current League City home for 18 years. That is not a marketing line, it is the reason she can tell you which 1970s League City streets drain and which ones do not.
In 2025 the team closed 75 sides and $22,127,458 in production volume, with Mandie personally closing 30 sides and $11,676,748. Across just 6 producing agents, that is roughly 12.5 closed sides and $3.7 million per agent. You get an experienced agent who knows your file, not a number in a 40-agent funnel. Mandie is a RE/MAX International Hall of Fame inductee and a repeat RE/MAX Chairman's Club and Platinum Club honoree, holds the SRS and CLHS designations, and has served as 2017 President of the Women's Council of Realtors Bay Area chapter and 2018 Texas District Vice President.
The Client for Life standard means she stays your advisor the way a trusted CPA or attorney does, long after the keys change hands. Relocating families need that more than anyone, because the questions do not stop at closing.
