If you want the top listing agent to sell fast in Wedgewood Village, start with a fact that surprises most owners here: your Friendswood address is in Harris County, and your schools are Clear Creek ISD, not Friendswood ISD. That one detail decides which buyers ever see your listing, what their lender expects the tax bill to be, and whether your house sells in weeks or sits while you cut the price twice. Speed in this neighborhood is almost entirely a function of getting that framing right on day one.

The two facts that set your timeline

Wedgewood Village is large and consistent, which is good news for pricing and bad news for standing out. HAR's subdivision record counts 1,052 single-family properties with a median of 1,708 square feet on an 8,050 square foot lot and a median year built of 1974, averaging 3.14 bedrooms and 2.12 baths. The neighborhood value range on the roll runs $226,000 to $340,000 against a median market value of $263,131.

Then look at what is actually listed. Current active inventory spans $67,000 to $760,000 in total, which breaks down to $237,500 to $760,000 for houses and $67,000 to $100,000 for vacant lots. A roughly three-times spread in asking prices across 1,052 largely similar 1970s houses is the clearest possible signal that automated valuations cannot price this neighborhood. They will average a Section 1 house built in 1968 against a renovated outlier and hand you a number that is wrong in a direction you cannot predict.

The second fact is that nobody agrees what Friendswood is worth right now. That is not a figure of speech.

The Friendswood price disagreement, and why it matters to your list price

We pulled every current source we could reach for a Friendswood median, and here is what they actually publish.

SourcePeriod statedMedian priceYear-over-year
RedfinJuly 2025 render$520,128Up 18.6 percent
HoustonProperties (HAR MLS)Page updated 11/02/2026$505,990Up 28.1 percent
ZillowSale price 07/31/2026$438,167Up 0.8 percent
Prior Redfin pullSeptember 2026$403,808Down 14.1 percent

Each figure is reported exactly as that source presents it, with the period that source states. We are not averaging them and we are not picking one, because the honest conclusion is that the published direction for Friendswood currently spans from down 14.1 percent to up 28.1 percent, a gap of more than 40 percentage points, and the published level spans more than $100,000. The same HoustonProperties page that shows price up 28.1 percent also shows October sales down 41 percent, pending sales down 28 percent and price reductions up 42 percent.

So if you price your 1,708 square foot Wedgewood Village house off whichever Friendswood number your phone showed you this morning, you are making a six-figure bet on which website you happened to open. That is the single most common reason a house here sits. Price off closed sales inside the subdivision, in your section, in your condition tier, and ignore the city headline entirely.

What sellers in Wedgewood Village consistently miss

Start with the school district, because it is both the biggest risk and a real opportunity. Listing records and HAR's own tax table put this subdivision in Clear Creek ISD, zoned to Wedgewood Elementary, Brookside Intermediate and Clear Brook High School. Notably, HAR's narrative text on that same page says Friendswood Independent School District while its tax table lists Clear Creek ISD. HAR's prose is the outlier. Verify your address with the district, then market the real district confidently, because Clear Brook High has buyers shopping for it specifically. The listings that stall are the ones that say "Friendswood schools" and get corrected by a buyer's agent in week three.

Second, the tax stack is a Harris County stack, and it is worth showing buyers in writing. HAR lists Clear Creek ISD at 0.9690 percent, City of Friendswood at 0.5142 percent, Harris County at 0.3853 percent, Harris County Hospital District at 0.1635 percent, Harris County Flood Control at 0.0490 percent, Port of Houston Authority at 0.0062 percent and Harris County Department of Education at 0.0048 percent. No municipal utility district line appears on the roll or in the listings we checked, a genuine payment advantage over MUD-burdened new construction nearby. Two actual 2025 bills here came in at $6,743 on a 2,150 square foot home and $4,720 on a 1,660 square foot home. Published rates lag the adopted year, so send buyers to Harris County Appraisal District for their own parcel.

Third, the appraisal roll may point the wrong way. HAR's current record shows a median appraised value of $153.62 per square foot against a median sold price of $149.76, so sold runs slightly below the roll. An older vintage of the same record reverses it, showing $145.04 appraised against $156.23 sold. One source, two vintages, opposite conclusions. Do not build a list price on either.

Two more specifics. The numbered sections are not the same product: a Section 1 house on Wandering Trail was built in 1968, a Section 06 R/P house on Forest Bend Avenue in 1975. And of the 28 active listings, 18 are one-story and 21 have no private pool, so single-story is the expected form here. HOA dues show as $122 per year on one current record and $50 on another that also tags no HOA fees, so pull your own statement before a buyer asks.

Why the Mandie McMillan Team, Client for Life rather than "top listing agent"

We would rather show you the record than claim the title.

Mandie McMillan has 26 years in the business, licensed since 2000, and holds the SRS (Seller Representative Specialist) and CLHS designations. SRS is specifically a seller-representation credential, which is the relevant one here. She is a RE/MAX International Hall of Fame inductee and a repeat RE/MAX Chairman's Club and Platinum Club honoree, and she served as 2017 President of the Bay Area chapter of the Women's Council of Realtors and as 2018 Texas District Vice President.

She was born and raised in La Marque in 1976 and has lived in Galveston County for 50 years, with the last 18 in her current League City home. The Harris County and Clear Creek ISD side of Friendswood is exactly the kind of local line an agent from outside the Bay Area gets wrong in a listing description.

In 2025 the team closed 75 sides and $22,127,458 in production volume with 6 active producing agents, and Mandie personally closed 30 sides and $11,676,748. That is roughly 12.5 closed sides and about $3.7 million per agent, which is depth rather than headcount. Your listing gets an experienced agent who knows your file, backed by our Rising Tide roster, with a zero-hiccup closing as the standard from contract to keys.

We work as a Lifelong Advisor, in the same tier as your doctor, lawyer or CPA. If you own on Wandering Trail, Timpani Drive, Forest Bend Avenue or anywhere in Wedgewood Village and you want to sell fast rather than sit, call The Mandie McMillan Team at RE/MAX Coastal. We will price it off your section and your condition, not off a city headline that four websites cannot agree on.
