Dove Meadows is the kind of Dickinson pocket that quietly breaks automated pricing. It is a small plat strung along one street, Dove Meadows Dr, on the Calder Road side of town, and no major portal publishes a neighborhood median for it. We checked. Redfin has no Dove Meadows neighborhood page. The homes.com record for 3601 Dove Meadows Dr renders its "Home Values in the Area" and "Average Home Value in this Area" panels completely empty. If you are getting ready to sell here, that blank space is not a footnote. It is the central pricing problem, and handled correctly it is also leverage.

Selling a micro-plat is a different job than selling in a master-planned subdivision

In Bayou Lakes or Enclave at Bay Colony, an agent can pull twenty closed sales inside the same deed restrictions and triangulate. On Dove Meadows Dr there is no such pool. That changes which inputs actually carry weight.

The practical consequence is that the listing price has to be built upward from citywide evidence and then adjusted by hand for the house, rather than averaged down from a neighborhood median that does not exist. Any agent who quotes you a confident "Dove Meadows median" is quoting something no published source supports, and that is worth noticing before you sign anything.

What Dickinson's current numbers actually say

These are the figures that carry the pricing weight, and they tell a more interesting story than a single median would.

Read those rows together and the instruction is clear. Prices are softening, per-foot values are down over five percent, and yet homes are moving nine days faster than a year ago and nearly eighteen percent still close above asking. A market that is simultaneously cheaper and quicker is a market that rewards accurate pricing and punishes aspirational pricing with unusual speed. The seller who lists correctly on day one is competing for the buyers driving that 46-day median. The seller who tests a number first is competing for nobody, and then chases the market down.

Two single-story homes, forty square feet apart, on the same street, carrying tax bills of $2,261 and $3,468.55. Those are different tax years, so they are not a direct comparison, and we are not presenting them as one. What they do prove is that the roll is not uniform even across a handful of neighboring houses, which is exactly why "the county says my house is worth X" is the weakest possible starting point for a list price. Pull your own parcel from the Galveston County Appraisal District before you accept any rate or value quoted to you, including ours.

Notice too that the one valuation estimate available, about $159 per square foot, sits above Dickinson's citywide $144. That is a single data point on a single address, not a neighborhood trend, and no honest agent should extrapolate a street-wide premium from it. It does suggest the per-foot story here deserves a real conversation rather than a citywide default.

Three pricing approaches, and what each one costs you

OptionUpsideTrade-Off
Price to the citywide medianDefensible, fast, aligns with the 46-day market.Ignores single-story scarcity and condition, so a well-kept house leaves money behind.
Price to the valuation estimateEasy to explain to a buyer who quotes the same site back at you.Built on thin inputs here, and a buyer's lender appraiser is not bound by it.
Price upward from verified evidence, adjusted by handCaptures what is actually scarce on this street, supports the number under appraisal.Takes real preparation and a willingness to defend the file in writing.

The third approach is the only one that survives an appraisal review, which is where thin-comp neighborhoods most often lose deals late.

Why The Mandie McMillan Team, Client for Life rather than "best agent"

Mandie McMillan was born and raised in La Marque in 1976, the center of Galveston County, and has been a resident of this area for fifty years. She has lived in her current League City home for eighteen years, and she has been in the business twenty-six years. Dickinson is not a market she researched for a listing appointment. It is the next town over from where she grew up.

In 2025 the team closed 75 sides and $22,127,458 in production volume. Mandie personally closed 30 sides and $11,676,748. Spread across just 6 active producing agents, that is roughly 12.5 closed sides and about $3.7 million per agent, which is the number worth understanding: you get an experienced agent who knows your file, not a name in a forty-agent funnel. She is a RE/MAX International Hall of Fame inductee and a repeat RE/MAX Chairman's Club and Platinum Club honoree, holds the SRS and CLHS designations, and served as 2017 President of the Women's Council of Realtors Bay Area chapter and 2018 Texas District Vice President.

The Dickinson mainland is served by national franchise brokerages, agent-owned boutiques, discount and flat-fee listing services, and iBuyer and cash-offer platforms. Each fits a different seller. We describe them by business model only, and we do not assert any competitor's sales count or customer rating as fact. What we will say about our own approach is this: Client for Life means a permanent advisor in the same tier as a trusted doctor, lawyer or CPA, and zero-hiccup closings means a measurable process from contract to keys rather than a hopeful one.

If you own on Dove Meadows Dr and you want a list price built from verified evidence instead of a median nobody publishes, contact The Mandie McMillan Team at RE/MAX Coastal. Bring your parcel number and we will walk the roll, the street and the citywide data with you before anyone talks about a sign in the yard.
