Manvel is the hardest market in the greater south Houston area to get right, and the reason has nothing to do with the houses. It has to do with lines. A school boundary running down State Highway 6. A city limit worth $0.56 per $100 in tax. A municipal utility district that can add more to your annual bill than the city and county combined. A county line that puts you in a different appraisal district than the agent who showed you the house. Pick the wrong realtor in Manvel and you will not get bad service. You will get a correct-sounding answer to a question that had a local exception.

The real landscape: 21 brokers in town, 1,017 agents next door

The HAR directory lists 21 real estate brokers and firms in Manvel itself. The adjacent Pearland market lists 1,017 agents. Manvel is served overwhelmingly by agents based somewhere else, most of them across the county line in Harris-County-centric Pearland.

Firms with a Pearland and Manvel presence in public directories include Keller Williams Preferred, Compass RE Texas, Better Homes and Gardens Real Estate Gary Greene and RE/MAX offices across the Bay Area, all legitimate operations with capable agents. Directory listings reflect public data, change frequently, and are not a ranking. The question is not which sign is in the yard. It is whether the person holding the contract knows the four lines below.

Line one: State Highway 6 decides your high school

Most buyers arrive believing Manvel is split between Alvin ISD and Pearland ISD. It is not, and getting this right is the fastest way to tell whether an agent actually works this market. Manvel city limits are served by Alvin ISD, and the split that matters sits inside Alvin ISD along SH 6. Manvel High School at 19601 Highway 6 serves Manvel north of the highway. Iowa Colony High School, opened in August 2022, serves southern Manvel below it. Two homes two miles apart, both Alvin ISD, both in Manvel, feed different high schools.

Then the genuine exception. A mailing address reading "Manvel, TX 77578" can be zoned to Pearland ISD, because mailing city, municipal boundary and school boundary are three separate things that do not line up. A home on Skyline Drive in the Silvercreek section carries a Manvel address and feeds Silvercrest Elementary, Berry Miller Junior High and Glenda Dawson High School, all Pearland ISD. If an agent names your district without pulling the address, they are guessing.

Line two: the MUD is the largest number on the page

Per the Brazoria Central Appraisal District 2025 rate sheet, the components are City of Manvel $0.560000, Alvin ISD $1.150000, Pearland ISD $1.135000, Brazoria County $0.262548, county road and bridge $0.042210, and Alvin Community College $0.156543. Municipal utility districts sit on top, and across roughly thirty Brazoria County MUDs they run from about $0.076 to $1.50 per $100.

Component rates are from the BCAD 2025 tax rate sheet; the combined figures and annual amounts are our own arithmetic on those components, exclude any drainage or emergency services district that may apply, and assume the parcel sits inside Manvel city limits where noted. Confirm both by address.

Read that table again. Two identical $500,000 homes, one in a no-MUD pocket and one in Pomona's MUD No. 40, differ by roughly $6,500 a year. That is more than $540 a month of purchasing power, a full price tier for most buyers. An agent who quotes your payment off a generic 2.2 percent tax estimate has mispriced your budget by a bedroom. The city rate itself is stable: Manvel proposed an unchanged $0.56 for fiscal 2026-27, illustrated as roughly $1,680 a year on a $300,000 taxable value, while Alvin ISD adopted $1.15 for 2025-26 and has signaled another reduction.

Line three: Brazoria County is a different appraisal district, with a different queue

Manvel is Brazoria County, not Harris and not Galveston. Brazoria Central Appraisal District sits at 500 N Chenango in Angleton, the protest deadline is May 15 or 30 days after your notice of appraised value is delivered, whichever is later, and BCAD processes between 50,000 and 65,000 protests a year with responses that can take months. None of that matches the Harris County calendar. BCAD's roll also carries entities with no Harris County analog, including Brazoria County Conservation and Reclamation District No. 3 and a series of county drainage districts, which an agent who has never filed in Angleton will not look for.

Line four: which Manvel communities are actually in Manvel

Several of the biggest names buyers bring to a Manvel search are not Manvel addresses, and the distinction carries tax and school consequences.

Manvel's median sale price was $484,757 in July 2026, up 5.0 percent year over year, with 222 homes sold and a median 83 days on market. HAR shows a September 2026 median list price of $535,625 at $196 per square foot across 591 active listings, which is list data rather than closed sales. Brazoria County's median list price was $359,888 in August 2026 with county days on market of 54, per FRED series MEDLISPRI48039 and MEDDAYONMAR48039. Manvel runs well above its county on both price and time to sell, which is what a new-construction-heavy market looks like: 9,992 residents at the 2020 census, roughly 9 percent annual growth since, the 273-acre Manvel Town Center at SH 288 and SH 6 open and anchored by H-E-B.

One last item. The city's septic permitting requires a lot of at least one acre for an on-site sewage facility, which is why the rural pockets and the 40-foot master-planned lots are genuinely different products, and the Manvel area carries 530 drilled wells on record, so on acreage expect plugged wellbores and severed mineral estates in the title work.
