Searching for the best waterfront realtor in Bayou Vista, TX means searching for someone who understands a town that is 29% water. Bayou Vista covers 0.45 square miles, and 0.13 of those square miles are canal. Average elevation is 3.3 feet. Nearly every one of the roughly 1,763 residents lives on a dredged canal that runs out to Jones Bay and Galveston Bay. That geography is the entire product, and it is also the entire risk. Getting a Bayou Vista sale right is less about staging and more about knowing what a buyer is actually underwriting.

The single most important number in Bayou Vista right now

Homes here are averaging 220 days on market, according to market data current as of August 19, 2026. That is 164 days longer than a year earlier. Galveston County as a whole sat at a median 72 days on market in July 2026. Bayou Vista is taking roughly three times the county pace to clear.

Prices are up 7.6% year over year while volume is down 50%. That combination is not a hot market and it is not a crashing one. It is a thin market, where a small number of well-positioned homes set the median and everything else sits. In a thin market, list price is a strategy decision, not an opinion, and the cost of testing a high number is measured in months.

Current inventory backs that up. There are 47 homes for sale and 9 for rent as of August 2026, with an average list price of $415,095, an average of $268 per square foot, and an average home size of 1,621 square feet. Rentals average $2,756 a month.

What buyers here are really underwriting

A canal home is three purchases stacked together: the house, the waterfront structure, and the insurance position. Most listing agents price the first one and let the buyer discover the other two. That is where deals die at day 180.

ItemWhat controls the answerWhy it moves the price
Bulkhead conditionAge, material, last replacementReplacement is a large uninsured capital cost
Boat house, lift, dockPermits and condition, not photosBuyers finance the house, not the structures
Windstorm coverageTWIA eligibility and WPI-8 documentationNo certificate can mean no lender approval
Flood zone and elevationPer-address FEMA mappingPremium ranges swing thousands per year
Slab versus elevatedOriginal build era, post-Ike rebuildRebuilt and elevated homes are a different comp set

The windstorm detail is worth stating precisely, because it is widely misunderstood on the canals. The Texas Windstorm Insurance Association requires flood insurance only when all three conditions are met: the property is in a V, VE or V1 through V30 flood zone, flood coverage is available through the NFIP, and the structure was constructed, altered, remodeled or enlarged after September 1, 2009. That requirement applies to V zones only, not Zone A. TWIA still recommends flood coverage for everyone. The practical consequence is that a remodel done after 2009 can change a home's insurance obligations, so ask what work was permitted and when, and get the WPI-8 paperwork in hand before the option period ends rather than after.

Hurricane Ike came ashore on September 13, 2008 and did severe damage here. Homes rebuilt or elevated after Ike behave differently in appraisal and in insurance than homes that were repaired in place. Two houses on the same canal, same size, same water frontage, can carry very different carrying costs. Any Bayou Vista comparison that ignores that is not a comparison.

The tax picture, and why it is quietly the best argument for Bayou Vista

Bayou Vista is served by five taxing entities: Municipal Utility District No. 12 at 0.2046%, Texas City ISD at 1.1543%, Galveston County at 0.3227%, County Road and Flood Control at 0.0030%, and Mainland College District at 0.2638%. Combined, that is 1.9484%.

A Dickinson neighborhood at 2.3497%2.3497%About $9,270 before exemptions
Difference0.40 percentage pointsAbout $1,580 per year

Apply only the $140,000 school homestead exemption to the Bayou Vista figure and the illustrative bill lands near $6,070 a year, roughly $506 a month, on a waterfront home with canal access. Confirm your own number with Galveston CAD, since exemptions vary. Many mainland subdivisions built in the last decade carry municipal utility district layers that push combined rates past 3%. The seller who understands that can market it, and most do not.

The town is served by Texas City ISD, which absorbed La Marque ISD in the 2016 to 2017 merger, so students attend La Marque campuses. Texas City ISD carries a C from TEA for 2024 to 2025 and La Marque High School carries a D. That is a real factor for family buyers and a non-factor for the retiree and second-home buyers who make up much of this market. The median age in Bayou Vista is 56.0 and 86.9% of housing units are owner-occupied. Knowing which buyer you are actually selling to changes where you spend your marketing dollars.

Why the Mandie McMillan Team

Bayou Vista was being marketed as a coastal development in the early 1960s and incorporated on January 19, 1985. It sits about eight miles west-northwest of Galveston and five miles south of Texas City, off I-45 and State Highway 6. Mandie McMillan was born in La Marque in 1976, has spent 50 years in this county, and is the 2026 Chair of the Texas City-La Marque Chamber of Commerce after four years on its executive board. This is her home water, not a market she expanded into.

She is a RE/MAX International Hall of Fame inductee, a repeat RE/MAX Chairman's Club and Platinum Club honoree, and a Certified Luxury Home Specialist. In 2025 the team closed 75 sides and $22,127,458 in volume across just six producing agents, with Mandie personally closing 30 sides and $11,676,748. That works out to roughly 12.5 closings and $3.7 million per agent, which is depth rather than headcount.

Client for Life is how we work. A canal home is a long relationship with an appraisal district, an insurance carrier and a bulkhead, and you should have an advisor for all of it, not just for the 220 days a listing might run.
