Anyone looking for the best land and acreage realtor in San Leon, TX is about to learn that this market does not price land the way land markets usually work. San Leon covers 5.2 square miles on a bay-facing peninsula in Galveston County, 4.9 of them land, with about 6,135 residents and no city government at all. It is an unincorporated census-designated place that voted down incorporation twice, in 1985 and 1986. That one fact changes almost everything about how a parcel here is bought, valued and built on.
Why San Leon land is priced by the foot, not by the acre
Look at what is actually listed and the inversion jumps out. San Leon carries roughly 65 vacant lot and land listings, from $19,950 to $600,000, most under a quarter acre. A separate marketplace counts 47 listings spanning 0.07 to 5 acres.

Read the right-hand column. The five-acre tract prices at roughly a third of the per-acre rate of the quarter-acre lot. Deed restrictions are the binding layer precisely because the city layer does not exist. Pull the recorded restrictions for your specific plat, not for San Leon generally, and read them before the option period expires. Two parcels three streets apart can sit under entirely different instruments.
San Leon MUD, governed by a five-member elected board, is empowered to provide water, sanitary sewer, storm drainage, irrigation and solid waste collection. It does not publish a map of which parcels are connected, so a land buyer's first call, before the survey and before the soil work, should be to the district at 281-339-1586 to ask whether the specific address has service. The difference between a connection and an on-site septic system is a five-figure swing in your build budget.
The tax line nobody reads until the first bill
The district does publish its adopted rates, and they are the most important numbers in a San Leon land file. For 2025 the rate is $0.4729 per $100 of assessed value, split into $0.1941 for maintenance and operations and $0.2788 for debt service. It was $0.4629 in 2024 and $0.4710 in 2023.

Look at the debt service split. Roughly 59% of what the MUD collects retires bonds rather than running the system, and a vacant tract owes that debt rate whether or not you ever tap a water line. That is the carrying cost people forget when they buy land to build on "someday," and it belongs in your acquisition math before you write the offer. The offset is the missing city line: an unincorporated parcel skips a municipal levy running 0.37% or more just across the Dickinson city limit, which is most of why San Leon's stack lands below Dickinson's despite carrying a MUD.
Erosion is not a theoretical concern. Avenue A was built along the north shore and by 1997 was no longer contiguous because of shoreline loss. On a bay-facing tract, the survey you want is a current one, not the one in the seller's file.
What the surrounding market tells a land buyer
San Leon's improved-home market is genuinely thin, and that is useful information when you are pricing dirt.

For a land buyer that is not bad news: exit comps for whatever you build get set by a small number of sales, so build quality and elevation carry disproportionate weight. For a seller it means patience and a defensible price, because there is no volume to hide a stretch listing behind.
Schools run through Dickinson ISD, which holds a B from TEA for 2024 to 2025. San Leon Elementary serves kindergarten through fourth, Barber Middle serves fifth and sixth at a B, McAdams Junior High serves seventh and eighth at a C, and Dickinson High School serves ninth through twelfth. There is real character behind the dirt, and it matters to resale. Eagle Point, on the peninsula's tip, was a Jean Lafitte stronghold in the early 1800s.
