If you are relocating into the Clear Lake area for a job at Johnson Space Center, HCA Houston Healthcare Clear Lake, or one of the aerospace and energy employers along NASA Parkway, Edgewater in Webster will land on your shortlist fast, and for good reason. It is a 550-acre mixed-use development built along the banks of Clear Creek, with 25 acres of protected wetlands, the Clear Creek Overlook, a dog park, and miles of paved trails, zoned to Clear Creek ISD. The best relocation specialist realtor in Edgewater is not the one who sends you the most listings. It is the one who can tell you, before you fly in, which side of Clear Creek your tax bill and your school assignment actually fall on.

Relocating is a sequencing problem, not a search problem

Buyers moving in from out of state almost always optimize the wrong variable first. They pick the house, then discover the commute, the tax stack, and the insurance picture. In Webster specifically, the order should be reversed, because Webster sits in Harris County with a materially different tax and insurance profile from the Galveston County mainland just a few minutes south.

Relocation decisionThe Webster and Edgewater realityWhen to settle it
CountyWebster is Harris County. Dickinson, La Marque, and Texas City are Galveston County, with different appraisal districts, protest calendars, and windstorm exposure. Before you choose a target neighborhood
School assignmentEdgewater is Clear Creek ISD, but CCISD campus boundaries do not follow subdivision lines. Confirm by street address. Before you make an offer
Effective tax rateOwnwell, updated April 2026, puts Webster's median effective property tax rate at 1.84 percent against a Texas median of 1.48 percent, on a median home value of $255,790 and a median annual bill of $3,211.Before you set your price ceiling
Commute corridorI-45 and NASA Parkway, not a single loop. The difference between a 12-minute and a 35-minute drive is which side of the creek you buy on.Drive it at 7:45 a.m., not at noon
Inventory postureHomes.com shows Webster at 153 active listings and roughly 7 months of supply, describing it as a buyer's market. Before you decide how aggressively to offer

Seven months of supply is the number that should change how you behave. In a balanced market, three to four months is typical. A buyer's market with that much standing inventory means you can ask for things that are impossible elsewhere in the Bay Area right now: a rate buydown, closing costs, a leaseback while your old house closes, a repair allowance. Relocating buyers routinely leave all of that on the table because they are in a hurry and assume Houston is still a seller's market. In Webster this fall, it is not.

The Webster market in context, and who else works it

Webster is a small city surrounded by much larger neighbors, so comparing it honestly matters. Every figure below was pulled in October 2026 from the named source.

MarketPrice per square footActive listingsSource and period
Webster$178 average153Homes.com, 2026
Alvin$168 average list408 (page also states 439)Movoto, October 2026
Dickinson$144 median soldnot statedRedfin, three months ending August 2026

Note that Homes.com reports a Webster median home price of $459,554, a median sale price of $420,000, and a median single-family price of $478,650 on the same page, and it reports a year-over-year sale-price change that is implausibly large for a market this small. Treat Webster citywide medians as directional only. The subdivision-level number is the one that matters, and in a city with 153 listings a citywide median can be moved by a handful of transactions. Ask your agent for the Edgewater-specific comparable set, not the city page.

On the agent side, the Clear Lake and Bay Area market is served by a mix of large national brokerages with corporate relocation desks, boutique Clear Lake firms built on NASA and medical-center referrals, and independent agents who specialize in a single subdivision. Each has a genuine strength: the national desks handle employer-paid relocation packages and buyout programs well, the boutiques know the Clear Lake waterfront inventory deeply, and the single-subdivision specialists know every floor plan on their street. The gap most relocating buyers fall into is hiring for brand recognition and then finding their agent cannot speak to the Harris County versus Galveston County difference that will define their next decade of tax bills.

What relocating buyers into Edgewater consistently miss

Overlooked itemWhat actually happensHow to handle it
Builder status is ambiguousJohnson Development lists Edgewater among its completed master-planned communities, while the Edgewater page states that two model homes are open. Both appear on the developer's own site.Verify current new-home availability directly with the four active builders before assuming either.
Harris County windstorm lineThe Texas Windstorm Insurance Association covers 14 first-tier coastal counties plus the part of Harris County east of Highway 146. Webster's position relative to that line affects your quote.Get a bound quote on the exact address, with roof age, during your option period.
Protest calendar differsHarris County Appraisal District runs on its own deadline, and Ownwell's own page lists two different 2026 appeal dates.Confirm the current deadline with HCAD directly, not with a third-party site.
Homestead exemption timingTexas Proposition 13, passed November 2025, raised the school homestead exemption from $100,000 to $140,000 for tax years beginning January 1, 2025.File with HCAD as soon as you close; the seller's exemption does not transfer to you.
Wetlands adjacencyEdgewater's 25 acres of protected wetlands and Clear Creek frontage are an amenity and a drainage feature.Ask for the elevation certificate and the seller's flood disclosure on any creek-adjacent lot.

The exemption point deserves emphasis for anyone moving in mid-year. Your first-year escrow is frequently built on the previous owner's exempted, capped tax bill. Ask your lender to escrow at the unexempted rate so that year two does not arrive as a several-hundred-dollar-a-month surprise on top of an interstate move you are still paying off.

Why The Mandie McMillan Team, and what Client for Life means in a relocation

Relocation is the scenario where local depth beats a brand. Mandie McMillan was born and raised in La Marque in 1976, has lived in the area for 50 years, and has spent the last 18 in her current League City home. She has been licensed since 2000, 26 years of knowing where the county lines, school boundaries, and insurance territories actually run in this specific corner of Texas. She is a RE/MAX International Hall of Fame inductee and a repeat RE/MAX Chairman's Club and Platinum Club honoree, with the SRS and CLHS designations. She served as 2017 President of the Women's Council of Realtors Bay Area chapter and 2018 Texas District Vice President.

In 2025 the team closed 75 sides and $22,127,458 in volume, with Mandie personally closing 30 sides and $11,676,748. That is six producing agents averaging roughly 12.5 closed sides and $3.7 million each. For a relocating buyer on a timeline, that depth-over-headcount ratio means your agent knows your file, your employer's deadline, and your kids' school cutoff without being reminded.

Client for Life means your agent is a permanent advisor, in the same tier as your doctor, lawyer, or CPA. The person who negotiates your Edgewater purchase is the person you call about the protest, the refinance, and the eventual move up.
