Most people relocating to Friendswood, TX are not really buying a house. They are buying Friendswood ISD, a 20-minute drive to Johnson Space Center, and a town that still feels like a town. Then they look at the price of admission and start doing math. Annalea is where that math changes. It is a 139-home pocket on the Galveston County side of Friendswood where the median home is worth less than two thirds of the citywide median, and if you are moving here from out of state, it is probably the single most useful neighborhood nobody told you about.

Best for what? Relocation is a timing problem, not a search problem

A relocation buyer and a local move-up buyer need different things from an agent. The local buyer can wait for the right listing. You are flying in for a weekend, you have a report date, and you need to know which neighborhoods to rule out before you board the plane. In Annalea the binding constraint is not price. It is supply.

The HAR 2025 neighborhood record shows 139 single-family homes in Annalea, with exactly 1 home for sale against 11 recorded sales. That is roughly a month of inventory. You cannot schedule a Saturday of touring Annalea, because on most Saturdays there is nothing to tour.

Your relocation constraintWhat it means in AnnaleaHow we handle it
Fixed report dateAbout a month of standing inventoryStanding alerts plus direct outreach to owners before listings hit
One house-hunting trip1 active listing at last countWe tour the comparable pockets in the same ISD on the same trip

Schools are the whole reasonFriendswood ISD, Galveston County sideConfirm the campus assignment per address, never by subdivision name

The practical consequence is that a relocation buyer who treats Annalea as a search target will miss it, while one who treats it as a standing order will get it. We keep relocating clients on a watch for the whole ISD rather than one subdivision, because in a 139-home neighborhood the listing you want may not exist during the eight weeks you are looking.

What you are actually buying: small houses on generous lots

Annalea is not new construction and it does not pretend to be. The HAR record puts the median home at 1,501 square feet on a median 9,100 square foot lot, with a median year built of 1970. Median market value is $247,900 against a median appraised value of $238,200, and the neighborhood value range runs $184,000 to $292,000.

If you are relocating from a metro where 1970 means a tear-down, recalibrate. On the Texas Gulf Coast a 1970 slab home that has been maintained, re-roofed and kept dry is a perfectly normal purchase, and the 9,100 square foot lots in Annalea are larger than most of what builders are platting today. What you give up is square footage. A family arriving from a 2,800 square foot suburban build will feel 1,501 square feet immediately, and that is a conversation worth having before you fall in love with the price.

Both of those Friendswood pockets share something unusual for this market: sold price per square foot runs above appraised price per square foot. In Annalea it is $174.13 sold against $158.69 appraised, about 9.7 percent higher. Across much of coastal Galveston County we see the reverse, with sold trailing the tax roll. Here buyers are paying over the roll. If your relocation strategy involves anchoring an offer to the seller's appraisal notice, it will not work in Annalea, and a buyer's agent who does not know that will cost you the house.

The two numbers relocating buyers misread

First, the headline. Friendswood's median sale price was $403,808 in September 2026, down 14.1 percent year over year per Redfin. Read alone, that looks like a town in free fall, and we have had relocating clients ask whether they should wait. But the same report shows median price per square foot up 3.3 percent, days on market down from 42 to 31, and 17.1 percent of homes still selling above list, up 3.4 points. Per-foot pricing rising while the median falls is a mix shift, meaning fewer large homes traded, not a collapse in value. Friendswood also posted a 97.6 percent sale-to-list ratio and a Redfin Compete Score of 67. That is not a market handing out discounts.

Second, taxes. Annalea's 2025 HAR tax record lists Galveston County at 0.3227 percent, Friendswood ISD at 1.0300 percent, City of Friendswood at 0.5142 percent, the Galveston County consolidated drainage district at 0.1156 percent and County Road and Flood at 0.0030 percent. There is no MUD line. Those add to roughly 1.99 percent. Relocating buyers comparing Friendswood against newer master-planned communities nearby frequently find rates above 3 percent once a municipal utility district is in the stack. On a $400,000 purchase, a full percentage point of tax rate is about $4,000 a year. The absence of a MUD is a real part of what Friendswood is selling, and almost nobody puts it in the relocation brochure.

One jurisdictional detail that trips up new arrivals: Friendswood straddles Galveston and Harris counties. Annalea sits on the Galveston County side, which means the Galveston Central Appraisal District, its protest calendar and its exemption filing, not Harris. Get that right in your first year and you will not leave money on the table.

Tradeoffs for a relocating buyer

OptionUpsideTrade-Off
AnnaleaThe lowest realistic entry into Friendswood ISD, on lots larger than most new plattingMedian 1,501 square feet and a 1970 median build, so systems and square footage are the compromise
A larger established Friendswood pocketRoughly 2,100 to 2,200 square feet and room to grow into, still no MUDYou are near the citywide median, which is where competition and appraisal risk concentrate
New construction in a neighboring cityWarranty coverage, modern layouts, and immediate availability instead of a one-listing marketA different school district and frequently a MUD rate that erases the price advantage in the monthly payment

Here is the move that actually works for relocation in this ISD: write your offer with inspection and insurance as the real contingencies, not price. On 1970 coastal construction, the roof age, the panel, the plumbing material and the elevation certificate determine your cost of ownership far more than ten thousand dollars of purchase price, and your windstorm and flood quotes should be in hand before your option period runs out. We order those early for relocating clients because you do not have the luxury of a second trip.

Why The Mandie McMillan Team, Client for Life, not "best agent"

Mandie McMillan was born and raised in La Marque, the center of Galveston County, and has been in this area for 50 years. She has lived in her current League City home for 18 years, so the Friendswood, Clear Lake and NASA commute corridors are daily geography, not map research. She is a RE/MAX International Hall of Fame inductee, a repeat RE/MAX Chairman's Club and Platinum Club honoree, and holds the SRS and CLHS designations across 26 years in the business. She served as 2017 President of the Women's Council of Realtors Bay Area chapter and 2018 Texas District Vice President.

In 2025 the team closed 75 sides and $22,127,458 in volume with just six producing agents, and Mandie personally closed 30 sides and $11,676,748. That works out to about 12.5 sides and $3.7 million per agent. Relocation clients get an experienced agent who knows their file and their timeline, not a handoff down a forty-agent phone tree.

We call it Client for Life, because the person who helps you land should still be the person you call in ten years. Reach out to The Mandie McMillan Team at RE/MAX Coastal before you book your house-hunting trip, and we will have the Friendswood ISD watch running before you land.
