The Village at Tuscan Lakes is the only true age restricted, gated, single level community of its size on the Galveston County mainland, and it is finished. Del Webb and Centex built it out between 2007 and 2016, roughly 359 homes, and then stopped. That one fact changes everything about how you buy or sell here. There is no model home, no builder incentive, no next phase to wait for. Finding the best 55+ community realtor in Village at Tuscan Lakes means finding someone who understands a closed, resale only market where about 25 homes trade in a year and the next one may not be your floor plan.

Buying Into a Finished Community, Not a Sales Office

In a new master plan you negotiate with a builder. Here you negotiate with one neighbor at a time, and the inventory is whatever three or four people decided to list this quarter. HAR's 2025 subdivision record puts the median market value at $364,570 on a median 1,948 square feet and a median 6,026 square foot lot, with a median build year of 2013 and a neighborhood value range of $308,000 to $445,000.

SeriesSizeTypical fit
Gardens1,109 to 1,469 sq ft, 2 bed, 2 bath, 2 car garageLock and leave, lowest carrying cost, the hardest series to find on market
Classics1,628 to 2,025 sq ft, 2 or 3 bed plus denThe volume seller, the series most buyers end up in
Estates2,272 to 2,581 sq ft, 2 or 3 bed plus den, 2.5 bathRoom for visiting family, top of the price band

HOA dues run roughly $262 to $265 per month, and they buy access to a 12,000 square foot clubhouse with a fitness center, outdoor pool, aerobics and dance studio, ballroom, library, billiards, arts and crafts studio, and hobby and game room, plus golf practice and a putting green, bocce, shuffleboard and horseshoe courts, a stocked pond and walking trails. The honest guidance here: do not shop this community by square footage. Shop it by series availability, because waiting six months for a Gardens plan is a real possibility and most buyers do not budget patience.

Figures reflect public market reporting for the periods shown and change month to month. Verify before you price or offer.

Read those two rows together and the pattern is clear. A Village home costs less in total than the League City median but more per square foot, by roughly 13 percent. You are paying a premium for single level construction, a gated entry, an age restricted neighbor pool and a clubhouse you could not build for the HOA dues. That premium is real and defensible. It is also exactly the number a buyer's agent who works mostly two story family resales will fail to explain to you, and will talk you out of.

What 55+ Buyers and Sellers Miss Here

FactorWhy it matters in this community
The over 65 school tax ceiling transfers as a percentage, not as a dollar amountIf you are 65 or older and moving from another Texas homestead, you carry the same percentage of school tax you paid before, not the same bill. Downsizing from a larger house does not automatically shrink the dollars. File the homestead application on the new address and flag the limitation transfer with the appraisal district.
City, county and junior college ceilings only follow you within the same taxing unitThe school ceiling transfers anywhere in Texas. The others do not. Moving across a city or county line can quietly cost you a freeze you had.
School district assignment is not cosmetic, even at 55+HAR's subdivision record lists Dickinson ISD for the Village, and other sources list sections of the broader Tuscan Lakes master plan under Clear Creek ISD. The district sets the school tax rate that your ceiling percentage is applied to. Confirm your specific address with Galveston CAD before you assume a number.
Resale only means no builder warrantyHomes here are nine to nineteen years old. HVAC, roof and water heater age are the negotiation, and a 2007 Gardens home and a 2016 Estates home are different risk profiles at similar prices per foot.
The buyer pool is age restricted on the way out tooWhen you sell, you are selling to the same narrow qualified group. Thin demand cuts both ways, and the agent who priced into it is the one who gets you out of it.
Lot size is small on purposeA 6,026 square foot median lot is a feature here, not a compromise. Buyers coming from a quarter acre need that reframed, or they discount the house for the thing they came for.

The thing nobody tells a downsizer: the tax ceiling transfer is often worth more than the price negotiation, and it is settled with the appraisal district, not at the closing table. Get it modeled before you choose which house to offer on.

Tradeoffs Worth Weighing

Buy the first available home in your budgetYou are in, and the clubhouse calendar starts now. With roughly 25 sales a year, "available" may mean the wrong series or the wrong orientation for the next decade.
Wait for the specific floor planYou get the Gardens or Estates plan you actually want, at the right price per foot.Six to twelve months of waiting, in a market where League City's median has moved up 2.8 percent year over year.
Sell your current home firstCash position, no contingency, strongest offer in a thin market. You need somewhere to live while a qualifying Village listing appears.
Buy first, then sellOne move, no interim housing, and you choose from inventory on your schedule.Carrying two properties and two tax bills in a 41 day League City market that may or may not stay that fast.

Why The Mandie McMillan Team, Client for Life, Not "Best Agent"

Mandie McMillan was born in La Marque in 1976 and has lived in Galveston County all 50 years of her life, the last 18 in her own League City home. She has watched Tuscan Lakes go from pasture to aqueducts to a finished master plan. That is not a market report, it is a neighbor's memory, and in a community where 25 homes trade a year it is the difference between a comp and a guess.

In 2025 the team closed 75 sides and $22,127,458 in production volume, with Mandie personally closing 30 sides and $11,676,748. Across six producing agents that is roughly 12.5 sides and $3.7 million each, so you get an experienced agent who knows your file, not a number in a forty agent funnel. Mandie is a RE/MAX International Hall of Fame inductee and a repeat RE/MAX Chairman's Club and Platinum Club honoree, holds the SRS and CLHS designations, has been licensed since 2000, and served as 2017 President of the Women's Council of Realtors Bay Area chapter and 2018 Texas District Vice President.

Plenty of good agents work League City, specializing in new construction master plans, Clear Lake waterfront, or relocation volume for the medical and aerospace corridors. The Village needs none of those. It needs someone who will model your tax ceiling transfer, tell you honestly that your series is not listed right now, and still be your advisor in fifteen years when it is time to move again. That is the Client for Life standard, the same tier as your doctor, lawyer or CPA.
