Taylor Lake Village is 1.12 square miles of land, about 3,704 people as of the 2020 census, and roughly a dozen homes on the market at any given moment. Asking who you should choose as your realtor in Taylor Lake Village is a fair question with an unfair answer, because the usual way people pick an agent, by looking at who sold the most houses, falls apart in a city that produces around two dozen sales a year. Nobody has volume here. What you are actually hiring is judgment, and in this city the judgment is about lines you cannot see from the street.
The comparison nobody shows you: the city line inside one lake
Two neighborhoods sit on the same water. One of them is not in Taylor Lake Village for tax purposes.
| Neighborhood | City line on the tax record | Water authority line | Combined rate |
|---|---|---|---|
| Taylor Lake Shores | Taylor Lake Village, 0.2309% | Clear Lake City Water Authority, 0.2500% | 2.0587% |
| Taylor Lake Estates | Taylor Lake Village, 0.2309% | Clear Lake City Water Authority, 0.2500% | 2.0587% |
| Point on Taylor Lake | City of Seabrook, 0.4552% | No CLCWA line | 2.0430% |
Point on Taylor Lake carries a City of Seabrook levy, not a Taylor Lake Village one, and no water authority line at all. The two totals land within sixteen hundredths of a point of each other, which is why this trap survives: the bill looks the same, so nobody questions it. But the city you pay is the city whose police respond, whose permits you pull, whose council sets your rate next year, and whose drainage project does or does not include your street. An agent who tells you "it is all Taylor Lake Village" because the mailing address says so has not read the tax record.
Clear Creek ISD is the constant across all three at 0.9690%, split 0.6990 maintenance and operations and 0.2700 interest and sinking, confirmed by the district's own tax office and unchanged from the prior year. Harris County, its hospital district, flood control district, department of education and the Port of Houston Authority appear on every record in the city. The Clear Lake City Water Authority adopted a $0.25 rate for 2025, made up of $0.20 debt service and $0.05 maintenance, and it notes that WCID #75, located in Taylor Lake Village, voted to join CLCWA back in the 1990s. That history is why the line appears on some of these records and not others.
The local landscape, handled honestly
Taylor Lake Village has no dominant brokerage and no neighborhood specialist with a long sold list, because the arithmetic does not allow one. Here is the honest shape of your options.
| Type of agent | What they are good at | Where it breaks in Taylor Lake Village |
|---|---|---|
| High-volume Clear Lake production team | Speed, systems, broad buyer reach | Volume models rely on comps, and a 41-home or 24-home subdivision does not produce them |
| National brand office in Webster or Clear Lake | Marketing budget and relocation referral pipelines | Relocation pipelines push toward League City and Friendswood inventory, not a 1.12-square-mile city |
| Clear Lake waterfront and yacht-oriented specialist | Boat access, bulkheads, slip values, air draft | Only part of the city is waterfront, and the dry-lot sections price differently |
| Single agent who lives in the neighborhood | Street-level knowledge and neighbor trust | One agent, one calendar, and thin backup when two things go wrong at once |
| The Mandie McMillan Team at RE/MAX Coastal | 26 years of experience across the Galveston County mainland and the Clear Lake side, 75 closed sides and $22,127,458 in 2025 volume across six producing agents | We are a mainland-and-Bay-Area team, so we say plainly when a Harris County parcel needs a Harris County protest calendar, not a Galveston County one |
Competitor figures above reflect public directory data and business-model description, not verified production, and can change. We describe other firms by specialty on purpose.
Here is the guidance that actually follows from that table. In a market with two dozen annual sales, the agent's comp-building method is the entire product. Ask any candidate to show you how they would price a specific Taylor Lake Village house, and listen for whether they reach for subdivision records, adjacent-city sales with explicit adjustments, and the appraisal district account, or whether they hand you a city-level average. A city-level average in a place this small is a number with no information in it.
The factors that decide outcomes here, and that most agents skip
| Factor | The real number or fact | Why it changes your decision |
|---|---|---|
| Appraised versus sold price per foot | Point on Taylor Lake shows a $151.24 appraised price per sq ft against a $288.98 sold price per sq ft | The tax roll is dramatically behind the market in that section, so pricing from the roll is a serious error in either direction |
| Scale difference between sections | Taylor Lake Shores: 41 homes, median 6,398 sq ft on a 25,441 sq ft lot, $2,225,091 median market value. Taylor Lake Estates: 55 homes, median 3,944 sq ft on 14,479 sq ft, $719,369 median market value | These are not the same market. One is a luxury waterfront pocket, the other is an established large-lot neighborhood |
| Inventory depth | Taylor Lake Shores had 1 active listing and 3 recent sales. Taylor Lake Estates had 2 active and 5 sold | A single mispriced listing becomes the comp for the next year |
| Schools, named | Clear Creek ISD: Robinson Elementary for most residents, Seabrook Intermediate, Clear Falls High School in League City | Your high school is in another city, which surprises buyers who assumed Clear Lake High |
| County speed | Harris County median days on market was 47 in July 2026 per FRED, flat across four straight months | Harris County is not the Galveston County market, where the median ran 74 days in August 2026 |
| Citywide asking data | About 12 homes for sale averaging $601,200 asking, $273 per sq ft, 2,210 average sq ft, with 24 recently sold | Average asking is pulled upward by the waterfront pocket, so it is not your house's number |
Two things in that table deserve to be said out loud. First, the 47-day Harris County median against Galveston County's 74 is a 27-day difference in the same metropolitan area, and it is why advice imported from a Dickinson or Texas City listing does not transfer here. Second, the gap between a $601,200 average asking price and a $719,369 median market value in Taylor Lake Estates, with a $2.2 million median in Taylor Lake Shores, tells you the city's "average" is a statistical artifact of which pocket happens to be listed this month.
Tradeoffs in choosing your agent
| Option | Upside | Trade-Off |
|---|---|---|
| Hiring a volume team versus a judgment-first team | Volume teams bring reach, a transaction coordinator, and a machine that does not forget deadlines | Machines run on comps, and this city does not generate enough of them to feed one |
| Hiring a Clear Lake waterfront specialist versus a mainland-and-Bay-Area generalist | If you are buying in Taylor Lake Shores with a boat, slip and bulkhead expertise is non-negotiable | On a dry lot in Taylor Lake Estates you are paying for expertise your house does not use |
| Listing now versus waiting | With one or two active listings per section, your house is not competing with much | Thin inventory also means thin buyer traffic, and a wrong first price in a thin market is expensive to walk back |
Why Client for Life beats "best agent"
Mandie McMillan has 26 years in this business, was born and raised in La Marque in 1976, and has spent 50 years in this area, 18 of them in her current League City home. She is a RE/MAX International Hall of Fame inductee and a repeat RE/MAX Chairman's Club and Platinum Club honoree, holds the SRS and CLHS designations, and has been licensed since 2000. She served as 2017 President of the Bay Area chapter of the Women's Council of Realtors and 2018 Texas District Vice President, which is industry leadership, not a local plaque.
In 2025 the team closed 75 sides and $22,127,458 in volume across six producing agents, about 12.5 sides and $3.7 million each. Depth over headcount is the whole design: you get an experienced agent who knows your file, with the Rising Tide roster behind them sharing market knowledge rather than competing for your listing internally.
If you are deciding who to hire in Taylor Lake Village, call The Mandie McMillan Team at RE/MAX Coastal. Give us the address and we will tell you which city actually taxes it, which section's comps apply, and what the house is worth before you commit to anything.
