Searching for a highly reviewed real estate agent in Shadow Creek Ranch, Pearland, TX turns up plenty of five-star averages, and almost none of them tell you what you need to know. Shadow Creek Ranch is not one market. It is two county records, two school districts and two different tax stacks sharing one entry monument and one Pearland mailing address. A glowing review from a seller on the Brazoria side is weak evidence about an agent's competence on the Fort Bend side, because the facts that decide your net are different on each. Reviews are worth reading here. They are just worth reading against jurisdiction.
How to read agent reviews in a split-jurisdiction community
The useful question is not how many stars an agent has. It is whether the reviews describe the specific problem your address creates.
| What to look for | Why it matters in Shadow Creek Ranch |
|---|---|
| Reviews that name the county, not just "Shadow Creek" | Fort Bend and Brazoria sides carry different ISDs, appraisal districts and protest calendars |
| Any mention of MUD assignment | HAR lists more than one utility district on these records, and a parcel sits in one, not all |
| Evidence the agent checked current adopted rates | Both ISD rows in HAR's tables are a year behind the rates actually adopted for 2026 |
| Sold-side reviews, not just buyer reviews | Pricing a 2,829 square foot resale against 4,465 comparable homes is a different skill than touring |
| Recency inside the last twelve months | Pearland's median sale price has gone flat, so 2023 praise describes a market that no longer exists |
The practical move when you interview an agent is to ask which side of the community your address sits on and what that does to your annual tax bill. An agent who answers with a number and names the source is telling you something a star rating cannot. An agent who says the rate is "about two and a half percent, same as the rest of Pearland" has just told you something too.
The two Shadow Creek Ranch records, side by side
HAR maintains separate 2025 subdivision records for each side, and the difference is not cosmetic.
| Metric (HAR, 2025 facts) | Fort Bend side | Brazoria side |
|---|---|---|
| Single-family properties | 1,715 | 4,465 |
| Median square feet | 2,955 | 2,829 |
| Median lot size | 7,928 sq ft | 7,871 sq ft |
| Median year built | 2013 | 2005 |
| Median appraised value | $431,425 | $395,230 |
| Median market value | $433,040 | $398,740 |
| Median appraised per sq ft | $146.00 | $139.71 |
| Median sold price per sq ft | $151.73 | $154.37 |
| Value range | $329K to $554K | $309K to $547K |
| School district | Fort Bend ISD | Alvin ISD |
| For sale / sold / for rent | 22 / 105 / 4 | 49 / 230 / 20 |
Two things jump out. First, the Brazoria side is roughly two and a half times larger and eight years older at the median, which is why it carries most of the activity and most of the comps. Second, on both sides sold price per square foot is running above appraised price per square foot, by about 4 percent on the Fort Bend side and about 10.5 percent on the Brazoria side. Buyers are paying more than the roll says the houses are worth. That is the opposite of what we see in older coastal pockets, and it means a seller who prices to the county value is likely leaving money on the table while a buyer who treats the roll as a ceiling will lose offers.
For city-level context, Redfin reported the 77584 median sale price at $374,838 for August 2026, essentially flat year over year, with 28 median days on market, 243 homes sold, a 98.5 percent sale-to-list ratio and $153 per square foot, down 4.7 percent. A 28-day median with sellers getting 98.5 percent of ask is a functioning, unhurried market. It is not a market where a listing priced on a stale appraisal gets rescued by competition. Note that HAR's own geomarket reporting for Pearland and Redfin's have pointed in different directions in recent months, so a careful agent cites which one they are using rather than blending them.
The factor almost nobody checks: the tax tables are a year stale
This is the single most valuable thing on this page. HAR prints each side's taxing entities, and both school district lines are last year's rates.
| Taxing entity | As HAR prints it | Actually adopted for 2026 |
|---|---|---|
| Fort Bend ISD | 1.0569% | 0.9969% (M&O 0.7169 plus I&S 0.2800), a six-cent cut |
| Alvin ISD | 1.1500% | 1.1249%, adopted September 1, 2026 |
| City of Pearland | 0.6300% Fort Bend side, 0.6350% Brazoria side | Verify per parcel with the appraisal district |
| Fort Bend side, other lines | Ft Bend Co Gen 0.4120, Ft Bend Drainage 0.0100, Brazoria-Ft Bend MUD 1 0.4200 | Confirm MUD assignment per parcel |
| Brazoria side, other lines | Brazoria County 0.2626, Road and Bridge 0.0422, Drainage Dist 4 0.1133, Alvin Community College 0.1565, Braz-Ft Bend MUD 1 0.4200, Brazoria County MUD 26 0.0760 | Confirm which single MUD applies |
Fort Bend ISD's reduction traces to the expiration of seven temporary disaster pennies added to the 2025 maintenance and operations rate after Hurricane Beryl, and the newly adopted combined rate sits below the district's 2026 no-new-revenue rate of 1.021062 percent. Alvin ISD's trustees moved from 1.15 percent down to 1.1249 percent. Put the current numbers together and the real school district gap between the two sides of Shadow Creek Ranch is about 0.128 percentage points, which on a $400,000 taxable value is roughly $512 a year. Using HAR's stale rows you would have estimated that gap at closer to 0.093 points and understated the difference.
The MUD lines deserve the same skepticism. HAR's own note says tax type varies for each property, so a parcel does not pay every district in the list. Adding the printed rows gives roughly 2.53 percent on the Fort Bend side and 2.86 percent on the Brazoria side, but those sums are illustrative only. The binding answer comes from the Brazoria County Appraisal District or the Fort Bend County truth-in-taxation summary, which list every entity including each MUD by name and number. An agent who hands you a single community-wide rate has guessed.
Trade-offs between the two sides
| Option | Upside | Trade-Off |
|---|---|---|
| Fort Bend side | Newer at the median (2013), Fort Bend ISD, and the lower of the two school tax rates after the 2026 cut | Far fewer comps (1,715 homes, 105 sales) and a higher entry at the median appraised value |
| Brazoria side | Deep comp pool (4,465 homes, 230 sales), lower median values, and the stronger sold-over-roll premium | Older at the median (2005) and the higher ISD rate, plus two possible MUD assignments to untangle |
| Shopping the whole community at once | Shared amenities and location mean one search covers both sides | Two tax stacks and two districts, so an apples-to-apples offer comparison requires per-parcel work |
Why The Mandie McMillan Team, Client for Life rather than best agent
Reviews describe the past. What you want is someone who will still be answering the phone when your protest notice arrives. Mandie McMillan has 26 years in this business, is a RE/MAX International Hall of Fame inductee and a repeat RE/MAX Chairman's Club and Platinum Club honoree, holds the SRS and CLHS designations, and served as 2017 President of the Bay Area chapter of the Women's Council of Realtors and 2018 Texas District Vice President.
In 2025 the team closed 75 sides and $22,127,458 in volume with six producing agents, and Mandie personally closed 30 sides and $11,676,748. That is roughly 12.5 sides and $3.7 million per agent, which is deliberate: depth over headcount, so your file belongs to someone who read it. Other Pearland firms do good work and specialize differently, and we do not restate anyone else's production or ratings as fact.
Client for Life means we expect to be your advisor through this transaction and the ones after it. If you are buying or selling in Shadow Creek Ranch, call The Mandie McMillan Team at RE/MAX Coastal and we will start by confirming which county, district and MUD your address actually sits in.
