If you are trying to compare top realtors in Silverlake, you are going to find a lot of pages that rank agents by review count and closed volume and stop there. Those lists are not useless, but they miss the thing that actually decides whether an agent serves you well in this particular master plan. Silverlake is not one neighborhood. It is the original Pearland master plan, wrapped around a lake system and Southwyck Golf Club, and the sections inside it differ by more than a quarter of a million dollars in median value and sit on three different municipal utility districts. An agent who treats Silverlake as a single market will misprice your house, and no review score will warn you.

Built within three years of each other, inside one master plan, and separated by $266,000 in median value. The first question worth asking any agent you interview is not how many homes they sold last year. It is which Silverlake section your house is in and which comparable sales they would use, and then whether they can name a second section they would deliberately exclude and say why.
The Pearland brokerage landscape, described honestly
Ranking local firms against each other is mostly marketing. Describing them by what they are actually built for is more useful, because the best agent for a Sheldon Cove listing is not automatically the best agent for a first home in Sedgefield.

Directory figures for any firm reflect public data at a point in time and change constantly, so treat the row above about anyone, including us, as a starting point rather than a scoreboard. What you should actually test in an interview is process, not production.
The detail almost no comparison page mentions: three MUDs in one master plan
Silverlake's sections sit on different municipal utility districts, and the rates are not identical. These are the taxing units HAR lists for each section. No City of Pearland line appears on these particular records, which is exactly why you should pull the actual parcel from the Brazoria County Appraisal District rather than trusting any summary, including this one.

Read the order of those rows carefully, because it runs backwards from what buyers assume. The most expensive section carries the lowest listed rate and the least expensive section does not carry the highest. Every one of them pays the same Pearland ISD levy of 1.1350%, the same Brazoria County rate of 0.2626%, the same drainage district and the same road and bridge line. The spread is entirely the utility district and the emergency services line. On a $455,000 Meadowview home the difference between 2.0471% and 1.8831% is roughly $746 a year, which is real money that never appears in a price per square foot comparison and never appears in an agent ranking either.

Now use them as a test. A median that falls 14.7% while price per square foot falls only 1.2% and homes still sell in 13 days is almost never a market losing fifteen percent of its value. It is a change in the mix of what sold. In a neighborhood whose sections range from $310,000 to $576,000 in median value, a quarter with more Sedgefield sized sales and fewer Sheldon Cove sized ones drags the median down hard while individual home values barely move. Ask each agent you interview to explain that gap. The one who says "the market dropped fifteen percent" is reading a headline. The one who says "the mix shifted, here is what your section actually did" is reading the market.
