El Lago is a 0.7 square mile city of roughly 1,100 single-family homes, incorporated in March 1961, wedged between Taylor Lake on the west, Clear Lake on the south, and Seabrook on the east and north. It is 97% built out, and the median home in the original El Lago subdivision was built in 1964. In a market that small and that specific, comparing top realtors in El Lago is not about who has the biggest sign. It is about who can tell you without looking it up that your mailing address says Seabrook, your city is El Lago, your county is Harris, and your school district crosses into Galveston County.

Competitor figures reflect public directory data and can change. The honest read is that El Lago is small enough that no firm owns it. What you are choosing is an individual agent's depth in a very particular set of local facts, and the brokerage sign is a poor proxy for that.
Four El Lago facts that separate a specialist from a visitor
Most subdivisions people call El Lago are not in El Lago. This is the most common error in listing copy, and it changes your city taxes, your police department and your flood ordinance.

Second, this is Harris County, not Galveston County. Your appraisal district is HCAD. The protest deadline is May 15 in both counties, so that is not the difference. The difference is the taxing-unit mix and the exemptions. Harris County offers a 20% optional homestead exemption, and the school homestead exemption is now at least $140,000 after Texas Proposition 13 passed November 4, 2025 with 79.41% support. The City of El Lago's proposed FY26 rate is $0.45661 per $100, and Clear Creek ISD's 2025 rate is $0.9690, flat against 2024 and down from the 2020 peak of $1.2659.
Third, Clear Creek ISD spans both counties. El Lago feeds Ed White Elementary, inside city limits at 1708 Les Talley Drive and named for the first American to walk in space, then Seabrook Intermediate, then Clear Falls High School in League City. A family can move from El Lago to League City or Friendswood, change appraisal districts and county taxing units, and keep the same schools. Few agents work fluently on both sides of that line.
Fourth, flood history here is documented and priced in. The city's own repetitive loss analysis records six significant events in twenty years, from Allison in 2001 through Ike in 2008, which took the Landing Condos, to Harvey in 2017 and Beta in 2020. The mechanism is tidal, surge from Galveston Bay pushing back into Clear Lake and Taylor Lake, compounded by decades of subsidence. FEMA zones inside this one small city include AE13, AE14, AE15, VE17 and X, on a map effective January 6, 2017, and 35 repetitive loss properties across seven areas touch 220 properties, two-thirds clustered nearest the lakes. The good news a specialist volunteers: El Lago joined the Community Rating System in 2022, earning residents a 15% flood insurance discount, and requires two feet of freeboard above base flood elevation. Flood policies also carry a 30-day waiting period, which is a closing calendar item.
Ask every agent you interview four questions: is this address in El Lago city limits, what is the parcel's FEMA zone on the 2017 map, does the CRS discount apply, and have you closed on both sides of the Clear Creek county line. Hesitation on any of them tells you what you need to know.

A city-limits median sale price and a reliable days-on-market figure for El Lago alone are hard to state honestly, because the sample is tiny and portals draw different boundaries. Anyone quoting a confident, precise El Lago median without naming a date range and a geography is quoting 77586, which includes waterfront Seabrook and Taylor Lake Village and runs materially higher. That is not a small distinction when you are setting list price on a 1964 home.
