Comparing top realtors in Ambrose, La Marque is a different exercise than comparing them anywhere else in Galveston County, for a specific reason: almost every house in Ambrose has had exactly one owner, and the only seller most buyers here have negotiated against is M/I Homes. That changes what "good agent" means. The skills that win you a good deal on a new build with $75,000 in flex cash on the table are not the skills that get you out of that same house four years later at a price you will accept. Ambrose is proving that distinction the hard way, in public, on Perennial Lane.
First, the thing most people get wrong about Ambrose
Before any agent comparison, get the school district right, because this is where local knowledge separates from Google.
Ambrose carries a La Marque mailing address in ZIP 77568, in Galveston County. It is zoned to Hitchcock ISD, not Texas City ISD. M/I Homes states Hitchcock ISD on the community page and on individual listings, and NewHomeSource, Jome, Redfin, and three separate MLS records agree, naming Hitchcock Primary and Stewart Elementary, Crosby Middle, and Hitchcock High School. One MLS record lists it as "Hitchcock ISD (district 26)," and Hitchcock ISD appears in the property tax stack.
The error is understandable. Texas City ISD genuinely did absorb La Marque ISD, effective July 1, 2016, after the Texas Education Agency revoked LMISD's accreditation. So people reason from the city name to the district and land on Texas City ISD with Hayley Elementary and La Marque High. For Ambrose, that reasoning is wrong, and at least one agent-authored neighborhood guide published in July 2025 repeats it. That said, none of the major sources publishes a hard attendance-zone guarantee, so confirm your specific homesite with Hitchcock ISD directly. An agent who hands you a printout instead of a district phone number is doing the easy half of the job.
The builder picture, because it defines your negotiating position
| Ambrose, as currently published | Detail |
|---|---|
| Builder | M/I Homes. No second builder appears in any source |
| Collection | Smart Series, to-be-built and quick move-in |
| Price range | $199,990 to $332,740 |
| Square footage | 1,061 to 2,847 sq ft |
| Floorplans | 26 |
| Homesites | 50-foot, one and two story |
| Sales office | 5022 Perennial Lane, La Marque, TX 77568 |
| Access | I-45 South to Exit 13, then Delaney Road and Victory Springs Boulevard |
| Sections platted | Ambrose Sec 1 (2023) and Sec 2 (2024) |
| HOA | Roughly $550 per year on two MLS records and Jome. One record on the same house says $275, so verify |
| Current incentives | Long-term rate lock and 2/1 buydown through 11/30/2026, and up to $75,000 in flex cash |
The streets are Perennial Lane, Astral Way, Ethereal Road, Sacred Light Lane, Garnet Star Drive, Blue Moon Lane, and Radiant Avenue. Absorption has been steady rather than explosive: one sale in 2022, then 36 in 2023, 33 in 2024, and 42 in 2025.
Here is why the single-builder structure matters to your agent choice. When one company controls supply, price, and incentives, there are no comparable sellers to play against. Your leverage is knowing which lever the builder will pull this month, and knowing the on-site representative works for the builder. That is not an accusation, it is the disclosed arrangement. It means the person explaining the incentive is not the person representing you.
The resale problem, in the only numbers that matter
This is the part of the Ambrose story no brochure covers, and the strongest argument for choosing your agent carefully before you need one. Two Ambrose homes have reached the open resale market, both flagged as not new construction and both listed by resale brokerages rather than the builder.
| Resale listing | Detail |
|---|---|
| 4901 Perennial Lane | Built 2023, 1,838 sq ft, 3 bed, 2 bath. Listed at $299,000, which is $162.68 per sq ft. Sat 360 days and expired |
| 4901 Perennial Lane, relisted | Back on 5/19/2026 at $284,999, which is $155.06 per sq ft. That is $14,001 below the earlier ask |
| 4989 Perennial Lane | Built 2024, 2,010 sq ft, 4 bed, 3 bath. Listed at $275,000, which is $136.82 per sq ft. Currently pending, 90 days on market and 400 days total, implying an earlier failed listing |
| Builder, by comparison | Active listings average roughly $176 per sq ft, with about 65 days on site |
Hold two facts side by side. The resale at 4901 Perennial asks $284,999 for 1,838 square feet. The builder asks $288,990 for 1,574 square feet on Radiant Avenue. Roughly 264 more square feet for about $4,000 less, and the resale still has not sold.
That is not a knock on anybody's pricing. It is what happens when a resale competes against its own builder across the street, and the builder can buy a buyer's rate down to 3.25 percent for the first year and write a flex-cash check. Square footage does not win that fight. A seller's agent in Ambrose has to compete on what the builder cannot offer: a finished yard, window coverings, an established HOA, and immediate move-in with no construction-schedule risk. Those advantages only reach the price if somebody markets them deliberately. One caveat: those are asking prices, since HAR publishes Ambrose sold prices only as ranges.
How to compare agents here, by what they actually do
The comparison below is specialty-based rather than name-based, because local directory figures change constantly and should not be repeated as fact. Judge the model, then verify the individual.
| Type of representation | Strongest at | Watch for in Ambrose specifically |
|---|---|---|
| Builder's on-site sales team | Plan selection, structural options, builder financing and incentive timing | Represents the builder, by disclosure. No independent view of resale value |
| National-brand franchise office | Broad relocation referral networks, marketing reach | Ambrose-specific resale experience varies widely by individual agent |
| Boutique independent | Personal attention, local relationships | Bench depth when your agent is unavailable or a file gets complicated |
| Flat-fee or limited-service model | Lowest upfront cost | In a market where a resale sat 360 days, pricing strategy and active negotiation are the expensive part to skip |
| The Mandie McMillan Team, RE/MAX Coastal | 2025: 75 closed sides and $22,127,458 in volume across six producing agents, roughly 12.5 sides and $3.7M per agent. Seller Representative Specialist designation | We will tell you when a new build is the better buy than the resale, including when that is the resale we are not listing |
Competitor figures above reflect categories of business model, not verified performance claims, and public directory data for any firm can change without notice.
The practical test when you interview anyone: ask how they would price 1,838 square feet of 2023 construction against a builder offering a 2/1 buydown and up to $75,000 in flex cash. If the answer is a comparative market analysis and nothing else, they have not understood the problem. The builder is not a comparable sale. The builder is a competitor with a mortgage desk.
The three real options, with their costs
| Option | Upside | Trade-Off |
|---|---|---|
| Use the builder's on-site team and no agent of your own | Simplest path, and you still get the published incentives. | Nobody at the table is reviewing the contract or the resale math on your behalf. |
| Bring your own agent to a new build | Independent review of plan, homesite, inspections, and the real cost of the buydown. | You must register the agent before your first visit, or the builder may refuse representation. |
| Buy the Ambrose resale instead | Finished yard, window coverings, established HOA, and no construction-schedule risk, often at a lower price per square foot. | No builder buydown or flex cash, so your financing is whatever the open market offers. |
One more number worth knowing before you price anything
La Marque's broader market is moving upward, which cuts against the Ambrose resale story. Redfin's La Marque data for August 2026 shows a median sale price of $257,595, up 12.2 percent year over year, with 94 homes sold, up 14.6 percent. Median days on market ran 66, eight days longer than a year earlier. Homes sold at 96.8 percent of list, 11.7 percent above list, and 43.5 percent saw a price drop. Median price per square foot came in at $155, up 3.3 percent.
Note what $155 per square foot means next to the Ambrose resales: at $136.82 and $155.06 per foot, those two houses sit at or below the city median per foot despite being two and three years old. The city is appreciating. The Ambrose resale pocket is where the builder's incentives land hardest. For context an agent should have without looking it up, La Marque carries more I-45 frontage than any other city in Galveston County, the I-45 expansion is underway, and the city has grown for ten consecutive years while setting record sales tax collections for eight.
