Four active listings against eighteen recent sales tells you this is a low turnover neighborhood where people stay. It also means comparable sales are scarce, and a lazy comp pull that averages a water frontage sale on Shorewood against an interior lot on Whispering Oaks will produce a number that is wrong in both directions. Streets here include Pecan Circle, Shorewood Drive, Whispering Oaks Drive and Driftwood Drive, and they are not interchangeable.
The county line most buyers get wrong
Timber Cove is in Seabrook, which is Harris County, not Galveston County. Buyers coming from League City, Dickinson or Texas City carry Galveston County assumptions across the line and they do not travel.

The Clear Lake side moves faster than the mainland right now, so a buyer who has been leisurely touring Dickinson and Texas City needs to change gears when they cross into Seabrook. Not every home in Timber Cove is on the water. The neighborhood is a mix, and the tier you buy into determines your insurance, your maintenance calendar and your resale pool.

Get the insurance quotes before the option period ends, not after. On the coast, an uninsurable or unaffordably insurable house is a house you cannot finance, and buyers who leave that step to the end of the contract are the ones who lose earnest money or overpay for a policy under time pressure.
