On the neighborhood's $439,640 median market value, that rate works out to roughly $13,700 a year before any exemption, or about $1,140 a month folded into escrow. The raised state school homestead exemption pulls the Alvin ISD line down meaningfully for an owner-occupant, so the real number your buyer will pay is lower, but it is still the kind of figure that decides whether a lender approves the loan. Sellers who ignore this lose buyers at underwriting for reasons they never hear about. Sellers who get ahead of it, by having the estimated exempted monthly payment calculated and ready before the first showing, keep buyers in the deal. A MUD district is not a defect to hide, it is the reason the streets and drainage exist, and it deserves to be explained rather than discovered on the closing disclosure.
