The best realtor for downsizing in Clear Lake Shores is the one who understands that this is a lifestyle trade rather than a cost-cutting exercise, and who can price the move accurately in a market that closes only a handful of homes a month.
Downsizing here is not the same as downsizing anywhere else
Most downsizing advice assumes you are trading a big suburban house for a smaller suburban house and pocketing the difference. That is not what happens on this island. Clear Lake Shores runs a high price per square foot on a small footprint, so square footage falls sharply while the check often does not. What you are actually buying is the absence of a yard, the presence of a boat slip, and a golf cart instead of a second car.

The spread between $455,570 and $646,676 is not a contradiction. One is an appraisal roll, one is a handful of closings, and in a market this small a couple of high sales move the median hard. Price your own home off its water position and its condition, not off a city median that five transactions can swing. That is the single most useful thing an experienced local agent does for a Clear Lake Shores seller.
Days on market is worth watching too. The July figure was 52 days against 23 days a year earlier, while Galveston County as a whole ran 74 days in August 2026, up from 58 in April. The island is still selling faster than the county, but it slowed meaningfully in a year. If you are downsizing on a timeline, build that in.

That is dramatically below the 3.1 percent stacks common in mainland Galveston County subdivisions carrying both a municipal levy and a MUD. Two cautions before you plan around it. No City of Clear Lake Shores line and no community college line appear on that particular record, and the mailing city on the record is Kemah, since the island shares the 77565 ZIP. Rates and taxing units can vary by parcel. Confirm your own with the Galveston Central Appraisal District before you build it into a retirement budget. Also note that anyone 65 or older should be filing the over-65 exemption and considering a tax ceiling, which is a conversation to have before you close, not after.
