Bayou Lakes is one of the few Dickinson addresses where the word "downsizing" usually gets used backwards. The 2025 appraisal roll says the median house here runs 2,846 square feet, built in 2015, on an 8,782 square foot lot. That is a move-up community with a lake and a trail system, not a lock-and-leave one. So the best realtor for downsizing in Bayou Lakes, Dickinson, TX is not the agent who nods along. It is the agent who can tell you in one conversation whether Bayou Lakes is the house you are selling or the house you are buying, because those are two completely different jobs.
Downsizing Here Means One of Two Very Different Trades
Most people searching this term are doing one of two things: selling a large Bayou Lakes house to shrink, or leaving a larger-lot Dickinson property and moving into Bayou Lakes for the amenities and the newer construction. The same agent skills do not cover both.
| Your situation | What "downsizing" actually buys you | The question to settle first |
|---|---|---|
| Selling a 3,000+ sqft Bayou Lakes house | Equity release and lower upkeep, but you leave a 2015-era build | Where does the next house sit, and does your tax ceiling follow you there |
| Buying into Bayou Lakes from acreage | Less yard, HOA-maintained common areas, newer systems | Are you actually reducing square footage, or just reducing lot |
| Wanting single-level living | Fewer stairs, easier aging in place | How many one-story plans exist here, and how often do they trade |
| Wanting to cut the tax bill | Possibly nothing, if you stay in the same district | Which lines on your bill can be frozen and which cannot |
| Wanting less maintenance | HOA handles common areas, not your roof or your slab | What the HOA actually covers, in writing |
The trap is treating square footage as the only variable. Lot size, stairs, district lines and the tax ceiling move independently, and a house 600 square feet smaller inside the same school district can still cost you more per month.
Bayou Lakes Against the Rest of Dickinson
Bayou Lakes is priced well above the city it sits in, and that gap is the whole negotiating story. Note the inversion in the last row, because it is unusual on this stretch of the mainland.
| Measure | Bayou Lakes (2025 appraisal roll, HAR) | Dickinson citywide |
|---|---|---|
| Single-family homes | 392 | Citywide, not comparable |
| Median square feet | 2,846 | Not published at city level |
| Median lot size | 8,782 sqft | Varies widely, bayou and acreage tracts included |
| Median market value | $402,114 | $289,808 median sale price (Redfin, 3 mo ending Aug 2026) |
| Median appraised value | $400,580 | Set by Galveston CAD |
| Value range | $324,000 to $476,000 | $144 per sqft, down 5.2% year over year (Redfin) |
| Appraised price per sqft | $140.75 | 46 median days on market (Redfin, Aug 2026) |
| Sold price per sqft | $134.20 | 97.2% sale-to-list (Redfin, Aug 2026) |
| Active listings | 10 | 75 homes sold in Aug 2026 |
Bayou Lakes carries a median value roughly 39% above the Dickinson median sale price, which is what a 2015-era master plan with lakes and trails should do. The line worth circling is the one above it: sold price per square foot ($134.20) runs about 4.65% below appraised price per square foot ($140.75). Across the 2,846 square foot median house that is roughly an $18,600 spread between what the district thinks your house is worth and what buyers have paid. In most of our market the roll lags sold prices. Here it is ahead of them, so your appraisal is a genuine protest candidate and the tax roll is not a floor you can price against.
Watch which city figure your agent quotes, too. Redfin reports Dickinson at $289,808 with 46 median days on market for the three months ending August 2026. A separate market page, updated October 9, 2026, publishes $310,500 and 97 average days on market for the same city. Those sources point in opposite directions on both price and speed. We publish both and price off the subdivision record.
The Factor Most Downsizers Miss: Only One Line on Your Bill Actually Freezes
If you are 65 or older, the Texas school tax ceiling is the single biggest lever you have, and almost nobody explains which part of a Bayou Lakes bill it touches.
| Taxing entity on the Bayou Lakes record | Rate | Does the over-65 school ceiling cover it |
|---|---|---|
| Dickinson ISD | 1.1420% | Yes, this is the state-mandated school ceiling |
| City of Dickinson | 0.3682% | Only if the city has adopted its own optional ceiling |
| Galveston County | 0.3227% | Only if the county has adopted its own optional ceiling |
| College of the Mainland | 0.2638% | Only if the junior college district has adopted one |
| Dickinson WCID 01 | 0.2500% | Not one of the three entity types allowed to adopt a ceiling |
| County Road and Flood | 0.0030% | Not one of the three entity types allowed to adopt a ceiling |
Those six lines come to about 2.3497% before exemptions, and the Dickinson ISD line is roughly 48.6% of it. Said plainly, freezing your school taxes at 65 leaves more than half of your Bayou Lakes bill free to move every year. The exemption side is real money: Texas carries a mandatory $140,000 school homestead exemption with an additional $60,000 at age 65, so on the $402,114 median value the school line drops from roughly $4,592 to about $2,308. The piece people lose is portability. A proportionate school tax limitation can transfer to another qualifying Texas homestead, but not automatically and not as a dollar amount. Request the ceiling certificate from your current appraisal district before closing, ask the receiving district which form it wants, and confirm every rate above with the Galveston Central Appraisal District for your exact parcel.
One diligence item specific to this community. Builder status in Bayou Lakes is genuinely unclear: one national builder's community page lists it as "coming soon" with no homes available, while a new-home listing service shows the same community as sold out. We assert neither, and neither should anyone selling you future phases. Bayou Lakes is Dickinson ISD, with Jake Silbernagel Elementary, John and Shamarion Barber Middle and Dickinson High School named on its listings. Confirm campus assignment per address.
Tradeoffs Worth Weighing Before You List
| Option | Upside | Trade-Off |
|---|---|---|
| Sell Bayou Lakes, buy smaller in Dickinson | You keep Dickinson ISD, your over-65 school ceiling transfer stays in one district, and you release equity against a $402,114 median value | You stay inside a 2.3497% stack with a WCID line that no ceiling can freeze |
| Sell Bayou Lakes, leave the city limits | Dropping the City of Dickinson line (0.3682%) is the single cleanest cut available to you | Unincorporated means your own water, drainage and service arrangements, and fewer comparable sales to price against |
| Stay and remodel for single-level living | No transaction costs, no ceiling paperwork, and you keep an amenity package that resale buyers pay for | You are improving a 2,846 square foot median footprint, and new improvements can add value that the ceiling does not shelter |
| Buy into Bayou Lakes from a larger lot | Newer construction, lakes and trails, and far less yard to maintain | Only 10 active listings, so the one-story plan you want may not exist on the market this quarter |
Why the Mandie McMillan Team, Client for Life, Not "Best Agent"
Mandie McMillan was born and raised in La Marque in 1976, has 50 years in this area, and has spent 18 of them in her current League City home. That matters on a Bayou Lakes downsizing decision because the useful advice is rarely about the house. It is about whether a WCID line can be frozen, whether your ceiling certificate reached the right appraisal district, and which of two conflicting city medians to price against.
In 2025 the team closed 75 sides and $22,127,458 in production volume, with Mandie personally closing 30 sides and $11,676,748. Across six producing agents that is roughly 12.5 sides and $3.7 million each, which is the point: an experienced agent who knows your file, not a number in a 40-agent funnel. Mandie is a RE/MAX International Hall of Fame inductee (2019) and a repeat RE/MAX Chairman's Club and Platinum Club honoree, holds the SRS and CLHS designations, has been licensed since 2000, and served as 2017 President of the Women's Council of Realtors Bay Area chapter and 2018 Texas District Vice President. The team also ranks among the Top 250 RE/MAX teams in Texas.
We work as a lifelong advisor, in the same tier as your doctor, lawyer or CPA. If you are weighing a move in or out of Bayou Lakes, call The Mandie McMillan Team at RE/MAX Coastal. We will pull your parcel, read the tax record line by line, and tell you honestly whether the move pencils.
