Alexander, off Woodrose Orchard Drive on the 77581 side of Pearland, is one of the few active D.R. Horton communities where you can buy a townhome, a 55-foot-homesite single family, or a 65-foot-homesite two-story within a few hundred yards of each other. That is a gift and a trap. Three price points under one community name means three very different monthly payments, and the person who explains the difference should not be the person paid by the builder.

"New construction in Pearland" is really three products at one address

Builder starting prices move, so treat these as the shape of the community rather than a quote. The gap worth staring at is the $143,000 jump from the townhome line to the 55-foot line. That is not a finish-out difference. That is land, and in Pearland that premium holds its value better than any upgrade package the design center will show you.

Alexander sits in 77581 and is zoned to Pearland ISD: Shadycrest Elementary, Alexander Middle School, Pearland Junior High East, and Pearland High School, which is roughly four tenths of a mile away. This matters because Pearland's other heavily searched new construction community, Massey Oaks, is in 77584 and zoned to Alvin ISD with Manvel High School.
