They shop by asking price instead of by price per acre, and they assume a rural address means a cheaper tax bill. That 0.91-acre median is the number to hold onto. It is more than double a standard Alvin new-build homesite and it is honest large-lot country property, but it is not a ranch. Anyone describing this neighborhood as multi-acre estates is selling you a picture rather than a plat, and you should ask to see the survey.
The value range is the second number worth studying. A recorded spread from $43,000 to $224,000 inside 88 homes tells you the land is fairly uniform and the improvements are not. On rural parcels that spread usually reflects a mix of site-built homes and dwellings that may be titled as manufactured housing, which is a financing question long before it is a taste question. A manufactured home that has not been converted to real property is often financed on different terms, and some lenders will not touch it. Confirm how the structure is titled, and how your lender treats it, before you write the offer.
