West Ranch was developed by Friendswood Development Company across 766 acres straddling FM 518 just east of FM 528, bordered by Centennial Park, Chigger Creek, and Clear Creek. It holds roughly 1,300 homesites with about 100 acres set aside for parks and greenspace, ten miles of paved trails, a junior-Olympic pool, a resort-style pool, and an oversized splash pad. Arbor Gate is the gated section. Homes were built between 2007 and 2019, and the section medians confirm that build-out ran youngest to largest, with Lakeside and Sierra completing last.
One fact matters more to a relocating buyer than any amenity on that list: new home sales in West Ranch concluded in 2020 and the community is sold out. There is no builder inventory, no model home to fall back on, and no incentive package to negotiate. Every purchase here is a resale, so your timeline is set entirely by what comes to market. Several third-party community pages still list Highland Homes, Perry Homes, and Village Builders with model homes available for touring. Those listings are stale. If a relocation consultant tells you that you can build in West Ranch, get a second opinion.
Schools are the other reason transferees land here. West Ranch is zoned to Friendswood ISD through Cline Elementary, Windsong Intermediate, Friendswood Junior High, and Friendswood High School.
