Search for the best agent for short-term rentals in Galveston and you will get a lot of people who will happily sell you a beach house. Far fewer will tell you that the rules changed on October 1, 2025, that the West End and the East End are effectively two different markets, or that Sea Isle currently shows 121 active listings against 437 recent sales. That last number is not a detail. It is the whole investment thesis, and it is why "somewhere on the island" is not a strategy.
"Best" for short-term rentals means regulatory fluency first
An STR purchase is a business acquisition wearing a house costume. The agent's job is to keep you out of a property that cannot legally do what you bought it to do.

Pull the recorded deed restrictions for your specific plat before you write an offer, not during the option period. A city registration is the easy part. Restrictions run with the land, they are enforced by neighbors, and they will not show up in a listing remark.
What Galveston's 2025 ordinance actually requires
This is the current framework, and it is materially stricter than what island investors dealt with two years ago.

The one-hour local contact rule is the requirement that quietly decides whether an out-of-town owner can operate at all. If you live in Houston and have no one on the island, you need a management relationship in place before closing, not after your first noise complaint.
Two West End sub-markets, two completely different bets
Both of these are Galveston ISD, both carry the same taxing units at roughly 1.6953% combined (Galveston ISD 0.8415%, Galveston City 0.4087%, Galveston County 0.3227%, Galveston College 0.1194%, County Road/Flood 0.0030%), and they behave nothing alike.

Look at the appraised-versus-sold columns, because they point in opposite directions. In Sea Isle, appraised price per foot ($419.87) is running above sold ($400.47), which is a protest opportunity and a warning that the tax roll is ahead of the buyer. In Pointe West, sold ($459.01) is clearing well above appraised ($389.00), which is the inverse. You underwrite those two properties differently, and any agent who quotes you one island-wide number is not underwriting at all.
For context, HAR's June 2026 Galveston figures show single-family homes selling at a $432,500 median across 92 transactions at 56 days on market, against 1,021 active listings at a $529,000 median list price. Broader island reporting from spring 2026 put the West End median near $500,000 and roughly 19 months of supply, with Pirates Beach selling in an average of 63 days while Terramar Beach averaged 188. Inventory that deep means you are buying in a market where patience is the buyer's advantage. Use it.
